Haven Housing is a wholly owned subsidiary of BH Properties, a privately held commercial real estate investment firm focused on value-add acquisitions in office, industrial, retail, and multi-family properties throughout the Western United States. The company also invests in distressed debt, ground leases, and affordable housing. Vertically integrated with offices in Los Angeles, San Francisco, Riverside, Phoenix, Dallas, Houston, and Seattle, BH Properties can acquire and close transactions in as little as ten days. Founded over 30 years ago, the company operates without outside capital partners, enabling quick and creative acquisition structuring. Today, BH Properties owns and operates approximately 12 million square feet across 18 states. In May 2025, Haven Housing was launched as an investment vertical dedicated to acquiring affordable housing and market-rate communities, currently owning and managing over 4,000 residential units.

About the role

The Director of Acquisitions will lead strategy, origination, underwriting, and closing of Affordable Housing transactions in multiple markets, with an initial focus on age-restricted opportunities. The role involves acquiring existing properties or portfolios rather than ground-up developments. The successful candidate will be a key member of the acquisition team, working in a collaborative, team-oriented environment.

Responsibilities

  • Participate in establishing a 5-year operating plan to scale the opportunity
  • Assist in building out the necessary infrastructure to support the strategy
  • Oversee the acquisition process, including sourcing, managing due diligence, reviewing third-party reports, and working with legal and finance teams to facilitate closings
  • Prepare market analysis, underwriting, and deal summaries for recommended opportunities
  • Develop relationships within the brokerage, developer, and lender communities in target markets to facilitate opportunities
  • Attend selected conferences
  • Travel as required

Requirements

  • 5-10 years of real estate acquisition and underwriting experience
  • Knowledge of federal affordable housing programs (LIHTC & HAP) and other legacy programs
  • Understanding of various tax and financing alternative programs
  • Established relationships with regional third-party management companies and the investment sale broker community
  • College degree in real estate, business, finance, or accounting
  • Advanced degree a plus
  • Knowledge of market-rate multi-family acquisitions a plus

  • Ability to communicate and develop effective working relationships in a team-oriented, collaborative, and deadline-driven environment
