About the role

This Analyst will report to the Head of Impact Investing and support a lead transaction officer in evaluating and executing affordable housing (emphasis on LIHTC, PBS8, and self-restricted workforce deals) real estate transactions across numerous U.S. geographies. The position supports transaction officers on acquisitions and dispositions, including financial modeling, research and analysis, creating investment memorandums, and communication with internal and external stakeholders. Affordable acquisitions will primarily be direct, though some clients may use joint ventures to access specific deals and markets. The role operates independently under general supervision.

Responsibilities

  • Independently analyze and underwrite affordable housing preservation real estate investments, assisting with bidding, due diligence, and closing to align with business plans of affiliated and third-party clients across U.S. markets. Approximately 75% of transactions will focus on Capital A affordable investments, including expiring LIHTC and PBS8 opportunities.
  • Evaluate affordable investments and returns using discounted cash flows, return on cost, development spreads, and third-party leverage.
  • Build and strengthen internal relationships with asset management counterparts to ensure smooth transitions for new affordable acquisitions and position assets for sale.
  • Develop external relationships with key market participants, including the affordable brokerage community, owners, and lenders.
  • Coordinate and oversee the due diligence process for acquisitions.
  • Understand and execute client investment strategies in collaboration with transaction officers.
  • Draft investment memorandums for internal committees, including the Senior Leadership Team and Investment Committee.

Qualifications

  • BA or BS preferred; commercial real estate-related experience strongly preferred.
  • Affordable housing experience.
  • Knowledge of commercial real estate, economics, finance, valuation, financing, accounting, and legal structures.
  • Proficiency in Excel.

Pay

Base Pay Range: $89,200/yr – $100,000/yr. Actual base salary may vary based on relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. The compensation package may also include participation in an incentive program linked to performance.
