Responsibilities

  • Lead team responsible for overseeing and implementing all facets of the development process including planning, design, entitlement, construction, budgets, and delivery of finished lots
  • Oversee all development budgets and lien waivers to ensure proper payments
  • Work with Land Finance, Closing Attorney, and Dir. of Land Acquisition on lot takedowns and title requests
  • Work effectively with engineers, land planners, governmental agencies, contractors, and landowners to deliver projects on time and within budget
  • Assist with the underwriting and due diligence process for projects in the acquisition pipeline including budgets to determine feasibility of new projects
  • Ensure contract provisions, regulatory compliance, and design requirements are adhered to throughout construction
  • Develop and maintain ongoing relationships with contractors to ensure sufficient resources are available to deliver acceptable projects
  • Work with civil engineers to design and prepare construction documents, including grading, utilities, streets, drainage, and detention/water quality plans
  • Secure all land-related entitlements through Final Plat
  • Coordinate with utility providers on plan development and executing service agreements
  • Qualify subcontractors and review proposals, contracts, and agreements
  • Manage, schedule, and communicate with site contractors and inspectors
  • Work with Construction and Sales to solve any site issues that may arise
  • Provide leadership and mentoring for less experienced team members
  • Coordinate lot listings with Trade Relations Manager and Area Construction Manager
  • Oversee lot acceptance check list process to ensure lots are built to standards, prior to closing on lots
  • Provide the division with finished lots that meet our design standards
  • Work with 3rd party developers to ensure lots are delivered on time and per the plans
  • Other duties as assigned

Requirements

  • Education: Bachelor’s degree from a four-year college/university or considerable work experience
  • Experience: Approximately 4 – 6 years previous land development experience. Applicant should have prior experience and knowledge of residential development or similar industry. Engineering background a plus.
