Director, Facilities & Real Estate (85975)
Position Summary
Inter-Con Security Systems is establishing a new Facilities & Real Estate function to manage a growing national portfolio of 75+ leased and owned locations. The Director, Facilities & Real Estate leads this function and its team, owning the full lifecycle of the company's real estate footprint — from site selection and lease negotiation through buildout, ongoing operations, and disposition. This role partners closely with the VP of Supply Chain & Facilities to align real estate strategy with company growth, including rapid stand-up of new locations when large accounts are won.
Key Responsibilities
Own the company's national real estate portfolio (75+ locations), including all lease administration, renewals, amendments, and terminations.
Lead site selection and negotiation for new locations, including expedited stand-up of offices to support newly won large accounts.
Manage relationships with landlords, brokers, and property managers; serve as primary escalation point for landlord inquiries and disputes.
Oversee Common Area Maintenance (CAM) reconciliation, charge validation, and dispute resolution across the portfolio.
Direct tenant improvement (TI) projects from scoping through completion, coordinating with architects, contractors, and landlords.
Manage the facilities and real estate budget, including rent, CAM, utilities, TI allowances, and capital expenditures; approve and oversee all related expenses and payments.
Manage space and desk assignments within shared offices: where multiple accounts operate from the same location and report to different P&Ls, partner with the VP of Supply Chain & Facilities to assign space and allocate occupancy costs to the appropriate accounts.
Build and manage new office setup end-to-end: furniture procurement and installation, utility activation, key card/access control systems, and general move-in readiness.
Develop and maintain a real estate pipeline and forecasting model to anticipate space needs 6–18 months ahead of growth.
Manage, mentor, and develop the Real Estate & Facilities Specialist and any future team members.
Evaluate and manage third-party vendors and platforms supporting lease administration, facilities maintenance, and related services.
Partner with Legal on lease review, redlines, and contract risk (e.g., governing law, indemnification, insurance requirements).
Report portfolio metrics, project status, and budget performance to the VP of Supply Chain & Facilities on a regular cadence.
Travel to sites nationwide as needed for lease negotiations, site visits, new location launches, and TI project oversight.
Qualifications
Bachelor's degree in Business, Real Estate, Facilities Management, or related field; equivalent experience considered.
8+ years of progressive experience in corporate real estate, facilities management, or lease administration, including multi-site portfolios.
Demonstrated experience negotiating commercial leases and managing landlord relationships.
Experience managing tenant improvement projects and coordinating vendors/contractors.
Strong financial acumen — comfortable owning budgets, reviewing CAM reconciliations, and analyzing lease economics.
Prior people management experience.
Proficiency with lease administration / IWMS platforms (e.g., FinQuery, Visual Lease, Occupier) a plus.
Ability and willingness to travel frequently and on short notice, including to support rapid new-location launches (estimated 30–50% travel).
Excellent negotiation, vendor management, and cross-functional communication skills.
Security industry or multi-site services industry experience a plus.
