About the role

The Director, Facilities Management is responsible for the strategic oversight and operational management of a high-rise or campus environment, ensuring the consistent delivery of essential services such as custodial, life-safety, engineering, and general maintenance. This leadership role drives performance, financial stewardship, and team development in alignment with Vixxo standards and ownership objectives.

Responsibilities

  • Provide strategic leadership and direction for daily facility operations, ensuring all services are delivered efficiently and in accordance with company policies and ownership goals.
  • Oversee all aspects of custodial, life-safety, engineering, and general maintenance operations, maintaining high standards for service quality, safety, and responsiveness.
  • Manage and evaluate all service contracts to ensure cost-effectiveness and compliance, including contract administration, performance reviews, RFP processes, audits, and invoice reconciliation.
  • Lead and mentor the facility management team in executing maintenance programs and preserving the appearance, functionality, and safety of all interior and exterior spaces.
  • Foster a culture of exceptional service by ensuring timely and professional responses to client and tenant requests.
  • Implement continuous improvement programs to assess and respond to tenant and client needs, resolving issues proactively and collaboratively.
  • Prepare, analyze, and present financial reports, including budgets, forecasts, purchase orders, and expenditure tracking for assigned facilities.
  • Develop and articulate the annual operating budget and quarterly forecasts; support strategic planning initiatives and financial decision-making.
  • Assist in the creation of five-year capital plans encompassing facility enhancements, long-term maintenance, and cost-reduction strategies.
  • Oversee the collection and analysis of operational data to evaluate performance metrics, identify service gaps, and implement corrective measures.
  • Direct staffing activities, including hiring, training, performance evaluations, and employee engagement, fostering a productive and compliant workplace.
  • Manage large and diverse teams across multiple properties and locations, ensuring alignment with strategic goals and operational consistency.
  • Oversee a broader account portfolio with complex operational demands, ensuring client satisfaction and service excellence across the portfolio.
  • Ensure vendor and tenant compliance with insurance and risk requirements; manage claims and incident resolution as needed.
  • Build and maintain strong relationships with key client stakeholders, driving customer satisfaction and retention.
  • Champion operational excellence through innovation, adoption of best practices, and continuous service optimization.

Requirements

  • Minimum 8–10 years of progressively responsible experience in facility management, with at least 3 years in a senior-level or director capacity.
  • Experience overseeing larger teams and complex portfolios with multiple facilities and client stakeholders.
  • Demonstrated experience in leasing, construction, engineering, and full-spectrum property operations.
  • Proven leadership in human resource management, staff development, and performance oversight.
  • Experience managing critical environments and using CMMS/Work Order systems preferred.

Qualifications

Preferred bachelor’s degree in Facilities Management, Corporate Real Estate, Project Management, Business Administration, or related field required.

Skills

  • Certified Facility Manager (CFM), or relevant industry certifications through IFMA or BOMA highly desirable.
  • Strong understanding of contract management, compliance, and procurement.
  • Ability to interpret blueprints, construction documents, and technical specifications.
  • Proficiency with Building Management Systems (BMS) and facility automation tools.
  • Advanced skills in Microsoft Office Suite; experience with financial systems (Yardi preferred).
  • Strong financial discipline, including budgeting, forecasting, and variance analysis.
