About the Role
The Director of Capital Markets supports the VP, Capital Markets in managing the execution and administration of QTS’ financing and capital markets activities. This role plays an integral part in contributing to the long-term financial strategy of the company, including near- and long-term liquidity forecasting and identifying financing strategies to optimize capital resources. You will contribute directly to strategic projects such as M&A, long-term forecasting, competitive research, and valuation analysis, as well as financial reporting and presentations to executive leadership. This position reports to the VP, Capital Markets and operates within a small, fast-paced team, providing regular interaction with QTS’ executive leadership and Blackstone, the company’s majority owner.
This role offers the opportunity to develop a deep understanding of the data center and real estate industries, positioning you as a future leader at QTS.
Responsibilities
- Manage the execution and administration of complex financial transactions, including collaboration with banking partners, coordination among internal departments, evaluation of key financing terms, and ongoing administration.
- Interact with lenders, investors, rating agencies, and third-party consultants to foster a strong understanding of QTS’ business model and facilitate optimal transaction execution.
- Independently develop and maintain financial models to support strategic decision-making, including loan structuring, liquidity and interest forecasting, sensitivity analysis, and capital allocation.
- Prepare and present materials and analysis to internal leaders and Blackstone partners in support of overall financial strategy.
- Develop subject matter expertise in QTS’ capital structure and financing terms, and independently manage ongoing administration and compliance.
- Contribute to ongoing strategic initiatives, including M&A and global expansion.
- Contribute to the preparation and presentation of Board materials, ongoing reporting dashboards, and ad hoc requests.
Requirements
- Bachelor’s degree, preferably in Business, Finance, Economics, or Accounting.
- 7+ years of progressive work experience in corporate, investment banking, or capital markets at a top-tier financial institution or in-house capital markets experience at a company.
- Experience with executing financial transactions such as credit facilities, mortgage-secured loans, and securitization.
- Ability to manage multiple complex projects simultaneously while working under pressure to meet deadlines.
- Strong Microsoft Excel and PowerPoint skills.
- Advanced proficiency in analytical and financial modeling, including the ability to build comprehensive models integrating income statements, balance sheets, and cash flow statements.
- Ability to synthesize large amounts of data and arrive at reasonable conclusions quickly.
Preferred Qualifications
- Strong understanding of real estate capital markets; data center industry experience is desirable.
- Experience with private company capital structure.
- Strong written communication and presentation abilities.
- Experience providing financial and analytical support to a capital-intensive business.
- Familiarity with European capital markets is desirable.

- Strong working knowledge of financing principles and loan documentation.
- Ability to organize, interpret, and draw appropriate conclusions from large volumes of data and present information creatively for non-financial managers.
