Development Manager
Purpose of the Position
The Development Manager will work closely with Beale development teams and subject-matter experts to drive go-to-market strategy, acquisitions and greenfield development execution for new hyperscale data centers. The Manager will have a direct role helping to shape Beale's metro-level strategies and support a wide range of workstreams across property due diligence, utility strategies, campus planning, entitlement applications, tenant lease negotiations and development execution.
Scope & Requirements
Day-to-day responsibilities will center on project management workstreams for site due diligence, development, utility planning and entitlements for data center sites.
Lead the entitlement process for data center sites, navigating local zoning, land use, and regulatory requirements.
Manage applications and processes to ensure project approvals and site readiness.
Oversee due diligence on project sites, gathering critical information on property attributes, permits, and condition reports.
Drive risk management efforts by tracking potential issues and preparing comprehensive mitigation plans.
Ensure all unmitigated risks are transparently tracked and reported to leadership.
Drive coordination between Development and Delivery teams to track project workstreams.
Develop and manage integrated project schedules and budgets.
Identify open risks and move quickly to escalate team concerns and implement resolution plans.
Track project milestones and critical path activities to identify potential schedule impacts.
Prepare formal status updates and reporting for leadership and external stakeholders.
Manage consultant contracts, invoices, and NDAs to ensure compliance and timely processing.
Monitor project costs and commitments to support budget tracking.
Coincide with finance to reconcile budgets and assist in preparing financial reports.
Manage and schedule project meetings with consultants, clients, and internal teams.
Manage and maintain master contact lists and establish clear communication channels across all project stakeholders.
Coordinate site visits and logistics for the Beale team, vendors, and client teams.
Document all project-related documents in project management systems, ensuring accuracy and completeness.
Organize project files and notes to satisfy reporting requirements.
Manage version control and ensure transparent document access for the broader team.
Qualifications
Bachelor's degree in Real Estate, Construction Management, Engineering, Business Administration or a related field.
2-4 years of experience in project management, real estate development, or construction, preferably with greenfield or large-scale development projects.
Proficiency in project management software and Microsoft Office Suite.
Exceptional organizational skills with a strong attention to detail.
Excellent written and verbal communication skills, with experience in preparing reports and tracking project metrics.
Pay
The anticipated base annual salary range for this position is $150,000 - $225,000. Pursuant to any applicable law or regulation, the anticipated salary range may include a performance-based discretionary annual bonus. Factors that may affect a candidate's starting pay within this range include geography, skills, experience and other qualifications for the role.
