About the role

This position assumes full responsibility for the successful completion of multi-faceted real estate development projects—both market-rate and affordable—from inception through construction completion and lease-up. The individual leads an in-house team of Associate Developers, Assistant Developers, and Administrative Assistants while assembling and managing an external team of financiers, architects, designers, engineers, and contractors. The role demands strong financial skills, creative thinking, leadership, and effective communication.

Responsibilities

  • Identification and evaluation of real estate development opportunities
  • Determination of financial feasibility for viable projects
  • Assessment of site suitability
  • Direct report to the Chief Financial Officer for predevelopment expenditures, development cash flow, and capital requirements
  • Drafting and finalizing professional RFPs and RFQs
  • Establishing strong public-private partnerships
  • Delivering professional PowerPoint presentations to financiers, municipalities, and community groups, including skeptical or adverse audiences
  • Development of realistic project budgets and schedules
  • Coordination of efficient land-development approval processes
  • Assembly and leadership of a superior development team
  • Coordination of legal team and oversight of all site control documentation, loan agreements, equity documents, and partnership agreements
  • Collaboration with architects and engineers in designing proposed developments
  • Meeting design, funding, and construction deadlines
  • Oversight of contractors and professionals to ensure on-time, on-budget project delivery
  • Efficient project management through superior team leadership
  • Coordination of lease-up for completed developments, including communication of limiting criteria
  • Management and motivation of the in-house development team
  • Maintenance of calendars and logistics for development meetings
  • Balancing internal and external opinions diplomatically and efficiently
  • Understanding and prioritizing the workload of all development team members
  • Keeping team leaders informed of all project issues

Performance Metrics

  • Securing Agreement of Sale, Development Agreements, and site control
  • 100% construction completion and receipt of all funds within established timeframes
  • Achievement of financial closings within established deadlines
  • Project lease-up at the expected pace as of closings
  • Fully approved project entitlements within established timeframes

Requirements

  • BA or BS required
  • At least four years of experience as an Associate Developer or equivalent position
  • Strong entrepreneurial instincts and solid analytical skills
  • Documented well-rounded real estate background
  • Demonstrated ability to sell ideas through exceptional verbal and written communication
  • Confidence in delivering on-message PowerPoint presentations to potentially contentious groups
  • Considerable interpersonal skills, including responsiveness and thoughtfulness
  • Discretion in handling confidential information
  • Demonstrated organizational skills, including setting priorities and working independently
  • Ability to work under pressure, exercise sound judgment, and respond with composure in a fast-paced environment
  • Demonstrated understanding of project proformas for both market-rate and public housing developments
  • Profound understanding of HUD and Housing Finance agency budget requirements
  • Experience filing applications for Low Income Housing Tax Credits, Federal Home Loan Bank Affordable Housing Program funds, and other soft resources
  • Ability to resolve problems rapidly and efficiently
  • Proficiency in Outlook, Microsoft Office (Word, Excel)
  • Demonstrated punctuality, respect for others’ time, and high work standards
  • Maturity, good judgment, and professionalism
  • Valid driver’s license, insured vehicle, and ability to travel (between properties, on-call emergencies, training, etc.)

Working Conditions

  • Periodic flexible hours required
  • Travel by plane and automobile required
  • Ability to work at property locations within or near transitional neighborhoods
  • Physical ability to climb stairs, take elevators, bend, squat, and reach overhead

Pay

$130,000 - $140,000/year + uncapped performance-based bonus tied to individual and company results.
