The General Manager

The General Manager is the leader of the campground and is responsible for the overall success of the property. This person builds and develops a high-performing team, delivers exceptional guest experiences, and drives financial performance, and ensures the campground operates safely and efficiently.

This role is best suited for an experienced campground or outdoor hospitality leader who has successfully managed campground operations, developed on-site teams, and owned business results.

The Mission

The mission of the General Manager is to own the overall success of the Detroit / Ann Arbor KOA by building a high-performing team, delivering exceptional guest experiences, and driving strong financial results.

Responsibilities

  • Achieve strong results in guest satisfaction, team engagement, and profitability.
  • Effectively manage the campground's operating budget and financial performance.
  • Execute the property's strategic priorities in partnership with company leadership.
  • Deliver a guest experience that consistently generates positive reviews and repeat visits.
  • Create and execute an engaging activities program that guests look forward to throughout the camping season.
  • Build a culture where hospitality drives every guest interaction.
  • Recruit, develop, and retain a high-performing team.
  • Create a culture of accountability, growth, and recognition.
  • Develop future leaders within the campground team.
  • Ensure campground operations run smoothly, safely, and efficiently.
  • Maintain high standards for cleanliness, maintenance, safety, and compliance.
  • Successfully execute campground improvement projects and capital investments.
  • Use data and reporting to make informed business decisions.
  • Communicate effectively with company leadership and cross-functional partners.
  • Identify challenges early and implement practical solutions.
  • Protect and improve the long-term value of the campground.
  • Proactively identify operational risks and opportunities for improvement.

You can successfully lead a complex campground operation, manage competing priorities, and maintain a high standard of execution during both busy and slower seasons.

You understand that exceptional guest experiences drive business success and team pride.

You build trust quickly, set clear expectations, provide meaningful feedback, and develop strong teams.

You are comfortable managing budgets, analyzing financial results, and making decisions that improve profitability while protecting the guest experience.

You follow through on commitments, pay attention to details, and consistently deliver results.

You identify challenges early, adapt quickly, and find practical solutions.

You communicate clearly and professionally with guests, team members, and company partners.

Requirements

  • Previous General Manager, Assistant General Manager, Operations Manager, or similar leadership experience within a campground, RV resort, or outdoor hospitality operation
  • Demonstrated success leading seasonal and year-round teams
  • Experience overseeing guest services, maintenance, housekeeping, activities, staffing, and campground operations
  • Experience managing budgets, labor, and property-level financial performance
  • Proven ability to create exceptional guest experiences while delivering business results

Pay

The pay range for this role is: 68,000 - 72,000 USD per year (Detroit/Ann Arbor)
