Pay
The hire wage is $23.22 per hour. This is a union position.
Responsibilities
- Complete custodial duties according to assigned work orders.
- Clean and maintain common areas, workshops, storage areas, and offices, including community rooms, hallways, laundry rooms, lobbies, stairways, bathrooms, and elevators.
- Organize the workshop and storage areas, keeping them clean and free of clutter.
- Empty and clean trash receptacles and haul trash as needed to dispose of properly.
- Pick up trash and debris in common areas and grounds, including animal waste.
- Perform regular cleaning duties such as disinfecting high-touch surfaces, cleaning glass surfaces, sanitizing bathroom and kitchen surfaces, and maintaining floors (using floor buffers, mops, vacuums, and steam cleaners for carpeted areas).
- Restock bathroom, breakroom, and kitchen supplies.
- Complete deep cleaning tasks according to weekly, monthly, or quarterly schedules, including cleaning ceilings, walls, baseboards, light fixtures, power washing outdoor areas, cleaning appliances, steam cleaning carpets, and waxing floors.
- Report potential maintenance problems, including safety hazards, to the appropriate person.
- Sweep and remove trash from grounds, walkways, parking lots, and play areas.
- Assist with removing ice and snow from walkways and applying sand and/or chemical removers.
- Remove trash and other items from vacant units to prepare them for maintenance and painting.
- Clean vacant units in preparation for leasing.
- Mix cleaning solutions and chemicals according to instructions and follow procedures for using chemical cleaners and power machinery.
- Manage an inventory of cleaning supplies.
- Ensure the property is maintained in accordance with OHA/HUD standards.
- Maintain daily contact with residents and visitors, as well as frequent contact with facility operations personnel.
- Maintain vehicle log when using an OHA vehicle and follow all vehicle-related policies.
- Assist with special projects, deliver supplies, or remove items from vacant units as requested by supervisor.
- Perform other duties as assigned.
Requirements
- High school graduate (or equivalent).
- Ability to understand oral and written work assignments.
- Ability to complete assignments with minimal supervision.
- Basic knowledge of computers and smartphones, including the ability to complete work orders using a mobile maintenance system.
- Effective communication skills and tact in responding to residents.
- Possess and maintain a valid motor vehicle license and a good driving record.
- Must be insurable under the OHA auto insurance plan.
- Ability to establish and maintain effective working relationships with co-workers, consultants, contractors, and officials at various levels (HUD, local, state, federal).
- Ability to communicate with people from a broad range of socio-economic backgrounds.
Working Conditions
- Occasional exposure to weather conditions (heat, cold, rain, snow) when working on OHA property grounds.
- Requires ability to withstand regular physical activity, including bending, twisting, climbing, standing, pushing, and pulling for extended periods.
- Flexibility in rotating tasks requiring physical demands.
- Routinely works from an upright standing position.
- Must regularly lift and/or move up to 50 pounds, frequently lift and/or move up to 100 pounds, and occasionally lift and/or move more than 100 pounds.
- Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- The noise level in the work environment is usually moderate.

- Ability to operate equipment and hand tools, including ladders, floor cleaners, and buffers.
