Key Responsibilities
- Serve as the owner side CSA Quality Manager supporting civil, structural, and architectural oversight for semiconductor base build turnover execution.
- Champion CSA safety and quality performance by setting clear expectations, leading by example, and holding contractors and trade partners accountable for safe, compliant, and high quality execution.
- Provide field quality oversight for cleanroom construction, cleanroom wall systems, raised metal floors, interstitial spaces, structural systems, architectural finishes, and related CSA base build scopes.
- Support turnover of Phase 2 base build systems by verifying field readiness, identifying open items, tracking punch list completion, and coordinating closeout requirements with construction, quality, and commissioning teams.
- Review CSA work in progress for alignment with approved drawings, specifications, submittals, quality standards, inspection requirements, and owner expectations.
- Coverage with general contractors, subcontractors, design teams, commissioning teams, and owner representatives to resolve CSA quality issues that could impact turnover, room readiness, or commissioning readiness.
- Perform field walks, inspections, deficiency tracking, and quality documentation review for CSA scope, with emphasis on cleanroom readiness, interstitial coordination, access, wall systems, floor systems, and structural completion.
- Support construction turnover package development and review, including punch lists, inspection records, quality records, test documentation, redlines, closeout documentation, and system readiness deliverables.
- Identify and escalate CSA construction defects, incomplete work, coordination gaps, and scope risks that may affect base build turnover, schedule, safety, or operational readiness.
- Participate in project coordination meetings, quality walks, turnover meetings, commissioning readiness reviews, and field planning sessions as the CSA quality representative.
- Work closely with design and construction teams to review constructability concerns, RFIs, submittals, change impacts, and field conditions related to CSA quality and turnover.
- Maintain accurate and detailed records of field activities, deficiencies, corrective actions, progress status, quality observations, and turnover readiness by area, level, system, contractor, and activity.
- Support compliance with project procedures, quality plans, inspection and test plans, safety requirements, and owner governance standards.
- Provide practical field leadership in an active semiconductor construction environment where multiple trades, systems, access constraints, and turnover priorities must be coordinated simultaneously.
- Contribute to CSA risk identification and mitigation, with particular focus on quality, cleanroom readiness, interstitial coordination, structural completion, turnover sequencing, and commissioning impact.
Knowledge and Skills Required
- Minimum of 10 years of experience in CSA construction, field quality, construction management, superintendent, or owner representative roles supporting industrial, semiconductor, cleanroom, advanced manufacturing, pharmaceutical, biotechnology, or mission critical facilities.
- Deep working knowledge of Civil, Structural, and Architectural construction principles, field execution practices, construction quality requirements, and applicable codes and standards.
- Strong semiconductor or cleanroom construction experience, including familiarity with cleanroom wall systems, raised metal floor installations, interstitial spaces, architectural finishes, structural systems, access coordination, and base build turnover requirements.
- Experience supporting turnover, quality, commissioning readiness, room readiness, closeout, punch list management, and field verification activities on complex construction projects.
- Ability to read and interpret architectural drawings, structural drawings, civil drawings, specifications, submittals, RFIs, shop drawings, redlines, and construction quality documentation.
- Strong understanding of CSA interfaces with MEP, process utilities, cleanroom systems, life safety, logistics, access, commissioning, and operational readiness requirements.
- Proven ability to identify field quality issues, document deficiencies, drive corrective action, and communicate priorities clearly to contractors and project stakeholders.
- Excellent verbal and written communication skills with the ability to interface effectively with owners, engineers, contractors, inspectors, commissioning teams, and project leadership.
- Strong field presence and the ability to operate effectively in a fast paced active semiconductor construction environment with multiple contractors and overlapping priorities.
- Working knowledge of project management and construction software used to manage documentation, schedule, quality, punch lists, turnover, and field progress.
- Familiarity with OSHA requirements and construction safety practices applicable to large scale industrial construction sites.
- Experience with temporary facilities, access constraints, logistics, phasing, and construction sequencing in active project environments is preferred.
Preferred Education and Experience
- Bachelor’s degree in construction management, Civil Engineering, Structural Engineering, Architecture, or a related field is preferred.
- 10 or more years of relevant CSA construction, quality, superintendent, construction management, or owner representative experience.
- Prior experience supporting semiconductor fab construction, cleanroom construction, base build turnover, advanced manufacturing, pharmaceutical, biotechnology, or mission critical facility projects is strongly preferred.
- Prior owner side, EPCM, general contractor, cleanroom contractor, or specialty trade experience supporting CSA quality and turnover is preferred.
Role Environment
- Senior level field-based role supporting a confidential semiconductor client.
- Owner side quality team support with direct focus on CSA base build turnover execution.
- Active construction environment with extensive coordination across CSA, MEP, cleanroom, commissioning, safety, and project controls stakeholders.
- Primary focus areas include cleanroom readiness, interstitial coordination, cleanroom wall systems, raised metal floors, structural systems, architectural completion, punch list closure, and commissioning readiness.
