Cost Manager / Quantity Surveyor- Life Sciences Construction
for section headings: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections if posting has real specific content. We need to parse content: The job description includes: "Turner & Townsend are looking for a Cost Manager / Quantity Surveyor to join our team and support construction cost services for a major capital construction program. This opportunity will involve supporting the continued expansion of a large life sciences manufacturing campus, working closely with project stakeholders to deliver complex projects across multiple phases of development. The ideal candidate will be driven and promote our Turner & Townsend purpose and values." That could be "About the role". Then responsibilities list (starting with "Responsibilities:" then bullet points). Then Qualifications (starting with "Qualifications" then bullet list). Then Additional Information includes salary range, benefits mention, etc. Also "Additional Information" includes bullet about on-site presence, salary range, bonuses, benefits package, etc. Also there is mention of "SOX control responsibilities may be part of this role". That could be part of responsibilities? But we can keep as part of responsibilities maybe. We need to avoid boilerplate: remove EEO, equal opportunity, scam warning, navigation, cookie, legal, duplicated lines, application instructions. Also remove social media links, etc. We need to preserve all substantive information. We need to decide sections: - About the role: include the introductory paragraph(s) before Responsibilities. - Responsibilities: list bullet points from "Responsibilities:" section. - Qualifications: list bullet points from "Qualifications:" section. - Skills: maybe we can extract from qualifications: "Good knowledge of construction industry technical matters, such as different procurement routes, value management, and value engineering. Strong communication and stakeholder management skills." Also maybe "Construction consultancy experience is strongly preferred." That could be skills. But we can also put under Qualifications. However we need to decide if we have enough content for Skills section. The posting includes those skill statements. Could create Skills section. - Benefits: posting mentions "In addition to base salary, employees may be eligible for bonuses and a comprehensive benefits package." Also "We provide a great place to work, where each person has the opportunity and voice to affect change. We want our people to succeed both in work and life. To support this we promote a healthy, productive and flexible working environment that respects work-life balance." That's more about culture, not explicit benefits. But we have mention of benefits package. So we can include Benefits section with that sentence. - Pay: posting includes base salary range $120,000-$130,000 USD. Also mention bonuses. So we can include Pay section with that. - Schedule: posting mentions "*On-site presence and requirements may change depending on our client's needs." That's about schedule/location. Could be Schedule section. We must not create sections with filler like "commensurate with experience". We have actual content. We must not repeat job title as heading. We must not include Job ID/requisition numbers. We must output only HTML fragment. Let's extract content precisely. First, About the role: combine the paragraph(s) before Responsibilities. From text: "Turner & Townsend are looking for a Cost Manager / Quantity Surveyor to join our team and support construction cost services for a major capital construction program. This opportunity will involve supporting the continued expansion of a large life sciences manufacturing campus, working closely with project stakeholders to deliver complex projects across multiple phases of development. The ideal candidate will be driven and promote our Turner & Townsend purpose and values." That's it. Responsibilities: after "Responsibilities:" we have a long sentence with many items separated by commas and "and". Need to split into list items. Let's parse: "Advising client on strategies, managing prequalification of vendors, assessing proposals, bids, and bid levelling documents, making final recommendations to the client, attending & chairing bid interviews, and managing appointment process. Manage estimating services for full project by developing project estimates (relating to construction, fees, direct work and other costs), reviewing estimations prepared by junior team members, presenting estimates to client, presenting value engineering recommendations and risk assessments to client, meeting with vendors to review, validate, and challenge costs, and reviewing estimates by utilizing benchmark data collected from other projects. Manage cost reporting by establishing reporting schedule, reviewing & presenting cost reports and forecasts, reviewing project budget & spend forecast with the client, developing & maintaining commercial risk register, and hosting periodic meetings with project team & vendors. Manage cost control process by reviewing payment application assessments prepared by junior team members, liaising with project managers to recommend contractor entitlements, reviewing requests for change orders from vendors & making recommendations to client, and using dispute prevention/management/resolution procedures to manage payment requisitions, change orders, and contractual disputes. Manage & monitor invoicing process. Benchmark performance against other successful commissions. Manage all facets of the final accounting process and post contract audits and account close outs. Hold post-contract reviews with the client to establish a lesson learned document and apply lessons to create training manual. Develop procedures governing handover of project. Perform all the duties above through the use/preparation of Bid Analysis Sheets, Change Control Forms, Cost Estimating Software, and Take-off Software. Support cost management activities across multiple phases of construction, from planning and procurement through commissioning and closeout. SOX control responsibilities may be part of this role, which are to be adhered to where applicable." We need to break into sensible list items. Could keep each sentence as
