We need to output HTML fragment with headings . Must preserve all substantive info; not summarize away detail. So we need to break into separate list items for each distinct duty. The text: "Advising client on strategies, managing prequalification of vendors, assessing proposals, bids, and bid levelling documents, making final recommendations to the client, attending & chairing bid interviews, and managing appointment process. Manage estimating services for full project by developing project estimates (relating to construction, fees, direct work and other costs), reviewing estimations prepared by junior team members, presenting estimates to client, presenting value engineering recommendations and risk assessments to client, meeting with vendors to review, validate, and challenge costs, and reviewing estimates by utilizing benchmark data collected from other projects. Manage cost reporting by establishing reporting schedule, reviewing & presenting cost reports and forecasts, reviewing project budget & spend forecast with the client, developing & maintaining commercial risk register, and hosting periodic meetings with project team & vendors. Manage cost control process by reviewing payment application assessments prepared by junior team members, liaising with project managers to recommend contractor entitlements, reviewing requests for change orders from vendors & making recommendations to client, and using dispute prevention/management/resolution procedures to manage payment requisitions, change orders, and contractual disputes. Manage & monitor invoicing process. Benchmark performance against other successful commissions. Manage all facets of the final accounting process and post contract audits and account close outs. Hold post-contract reviews with the client to establish a lesson learned document and apply lessons to create training manual. Develop procedures governing handover of project. Perform all the duties above through the use/preparation of Bid Analysis Sheets, Change Control Forms, Cost Estimating Software, and Take-off Software. SOX control responsibilities may be part of this role, which are to be adhered to where applicable."
We need to split into list items. Could group similar but must preserve detail. We'll create each sentence or clause as separate . Ensure we don't lose any detail.
Qualifications: after "Qualifications" heading: "Bachelor’s degree in construction management, cost management, quantity surveying, engineering or field related to construction. Minimum 3-5 years of relevant experience working in a cost management role in the construction industry. RICS accredited or working towards it is valuable. Experience supporting cost management on medium or large-sized construction projects. Construction consultancy experience is strongly preferred. Good knowledge of construction industry technical matters, such as different procurement routes, value management, and value engineering. Strong communication skills."
We could treat "Good knowledge..." and "Strong communication skills." as Skills rather than Qualifications. But they are listed under Qualifications paragraph. However we have a separate Skills section possible. The instruction: Prefer a few substantive sections over many thin ones. We could combine Qualifications and Skills into one section? But we have headings defined; we can include Skills if there is specific content. The qualifications list includes knowledge and communication skills; we could move those to Skills section. But we must not lose info. Let's decide: We'll have Qualifications section for education, experience, RICS, etc. Skills section for knowledge of technical matters, communication skills. That seems reasonable.
Now Additional Information: "*On-site presence and requirements may change depending on our client's needs. Our inspired people share our vision and mission. We provide a great place to work, where each person has the opportunity and voice to affect change. We want our people to succeed both in work and life. To support this we promote a healthy, productive and flexible working environment that respects work-life balance. Turner & Townsend is an equal opportunity employer...." plus social media etc. This is mostly boilerplate/fluff. We should remove EEO, navigation, legal, etc. The instruction: Remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions. So we should discard the EEO statement, social media lines, recruitment agency policy, etc. The "On-site presence and requirements may change depending on our client's needs." could be considered a note about schedule? Not exactly schedule. Could be considered Additional Information but not a defined section. We could incorporate it into About the role or Responsibilities? It's about on-site presence. Might be considered a note under Responsibilities or About the role. Since we cannot create a new heading, we could add a for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule)." It doesn't say we cannot have other headings, but we should follow that pattern. It says "include a section ONLY when the posting has real, specific content for it — never emit a heading followed by filler/placeholder text". So we could add a heading like "Additional Information" only if it's not in the list? The examples are just examples; they didn't forbid other headings. But safer to stick to the allowed headings. We could treat the on-site note as part of About the role (since it describes role requirements). We'll add a paragraph after the About the role
for sections: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections that have real specific content. We must not repeat job title. Must not include Job ID etc. Must preserve all substantive info, not invent or summarize away detail. Remove boilerplate like EEO, navigation, legal, etc. Also remove duplicated lines, application instructions. Must not include sections with filler like "commensurate with experience". Must not create Pay/Schedule/Benefits unless posting actually states them. The posting does not mention pay, schedule, benefits explicitly. There's mention of "On-site presence and requirements may change depending on our client's needs." That's not benefits. There's "We provide a great place to work..." but that's generic fluff, maybe could be considered Benefits? But it's vague, not specific benefits like health insurance, etc. The instruction: never create Pay/Schedule/Benefits sections unless posting actually states them. So we should not include Benefits, Pay, Schedule sections. We need sections: About the role (maybe from job description paragraph), Responsibilities (list), Qualifications (list), Skills (maybe from qualifications? There's a "Skills" section not explicitly present; but we have "Good knowledge of construction industry technical matters... Strong communication skills." That could be Skills. Also "Additional Information" includes some fluff but we can maybe treat as About the role? Actually "About the role" could be the introductory paragraph describing the role. Let's parse. Job Description paragraph: "Turner & Townsend is seeking a Cost Manager / Quantity Surveyor to join our team supporting a large-scale life sciences and advanced manufacturing construction program in Montgomery County, Pennsylvania. This client-facing role will be responsible for delivering cost management services across multiple capital projects, helping ensure successful project delivery from planning through closeout." That's about the role. Responsibilities: a long list after "Responsibilities:" with many items separated by commas and periods. We need to turn each duty into
after the sections for any leftover substantive info that doesn't fit headings. The instruction: Output ONLY the HTML fragment. It didn't forbid extra
outside sections. But we should aim to include all substantive info. The on-site presence note is substantive. We could put it as a
after the sections, maybe under a heading "Additional Information"? But we shouldn't create a heading unless there's real specific content for it. The heading "Additional Information" is not in the allowed list; we only allowed those specific headings. So we cannot add a custom heading. We could incorporate it into About the role as a paragraph. Or we could add a
after the sections without a heading. The instruction: "Use
