About the role
We're seeking a Commercial/Energy Title Examiner to join our Operations team as a remote contractor in the US. This role involves conducting comprehensive title searches, identifying and resolving defects, and ensuring property titles are clear and free from encumbrances for utility or construction projects. You will serve as a subject matter expert in sovereignty title, including examination, mineral/royalty, leasehold, underwriting, curative matters, and title insurance requirements.
Responsibilities
- Conduct title searches back to Patent or as far as the Integrity Title Plant allows.
- Provide support as a trusted advisor to Energy teams and internal partners using advanced technical and analytical skills to review mortgages, liens, legal descriptions, CC&Rs, easements, mineral/royalty conveyances, reservations, patents, production, leasehold, surveys, right-of-way maps, and construction plans.
- Assist with preparation and review of instruments of conveyance and related documents for proper form, accuracy, appropriateness, and completeness, including plotting metes and bounds legal descriptions.
- Resolve issues such as missing, incomplete, inaccurate, or contradictory information in title documentation.
- Prepare and/or review initial Energy Reports, title commitments, preliminary reports, or proformas based on procedural guidelines.
- Support the development and implementation of a consistent, repeatable, and scalable title process through Service Legal Agreements and Standard Operating Procedures.
- Collaborate with the commercial Energy team to remove blockers, handle escalations, and communicate effectively to ensure a smooth experience.
- Perform other related duties as required.
Requirements
- At least 5 years’ experience as a Landman/Energy Title Examiner or equivalent.
- At least 3 years’ experience as a Commercial Title Examiner or equivalent.
- Bachelor’s Degree from an accredited institution.
- Working knowledge of commercial and energy title, including unimproved land acquisition and disposition.
- Proven ability to communicate and work with team members to resolve title flaws, issues, or failures.
- Experience examining public records related to properties, including deeds, mortgages, wills, probate records, divorce records, court judgments, and tax records.
- Ability to review and understand legal descriptions, sketches, surveys, right-of-way maps, and construction plans.
- Ability to assist with preparation and review of instruments of conveyance, plot metes and bounds legal descriptions, and understanding of PLSS, Lot/Block systems.
- Demonstrated ability to quickly understand business needs and partner with the Energy Team to create solutions and deliver results.
- Excellent interpersonal and influencing skills.
- Experience with industry-recognized title platforms, preferably RamQuest and Integrity Title Plant.
