Essential Duties and Responsibilities
- Review project documents, drawings, and specifications to fully understand scope, sequencing, and site requirements before construction starts.
- Participate in preconstruction and post-award meetings to support project planning, logistics, and strategy development.
- Develop, implement, and maintain the master construction schedule, including trade sequencing, manpower planning, and equipment needs.
- Identify potential risks, constructability issues, and scheduling conflicts early; implement proactive solutions.
- Plan site logistics including staging, material flow, access, safety controls, and temporary facilities.
- Coverage with Project Management on procurement schedules to ensure materials and equipment are delivered in alignment with project timelines.
- Establish quality control processes and inspection milestones to ensure adherence to plans and specifications.
- Support budgeting and cost awareness by aligning field execution with project financial goals.
Project Management
- Lead all on-site construction operations from mobilization through project completion.
- Ensure project execution aligns with schedule, budget, safety standards, and quality expectations.
- Maintain and update project schedules, adjusting sequencing and resources as needed to meet milestones.
- Enforce company safety policies and OSHA compliance; conduct regular safety meetings, audits, and training.
- Perform daily site walks to monitor productivity, quality, safety, and progress.
- Maintain accurate and timely project documentation including daily reports, logs, inspections, and field records.
- Oversee quality control by verifying all work is performed in accordance with plans, specifications, and company standards.
- Lead inspection processes, including pre-inspections, municipal inspections, and final approvals.
- Manage punch list development and closeout activities to ensure timely project turnover.
- Communicate effectively with Project Managers, internal leadership.
- Mentor and supervise Assistant Superintendents and field staff to improve performance and accountability.
Vendor and Subcontractor Oversight
- Direct and coordinate subcontractors to ensure work is completed efficiently, safely, and in alignment with the project schedule.
- Conduct subcontractor meetings to communicate expectations, sequencing, and performance requirements.
- Monitor subcontractor performance for quality, productivity, and compliance with contract documents.
- Resolve field conflicts, trade stacking issues, and coordination challenges in real time.
- Review and approve subcontractor work, pay applications, invoices, and field purchase orders in coordination with Project Management.
- Ensure subcontractors adhere to safety standards, PPE requirements, and site-specific policies.
- Coordinate inspections with subcontractors and ensure timely correction of deficiencies.
- Collaborate with vendors and suppliers to ensure timely delivery of materials and proper installation.
Supervisory Responsibilities
- Supervise assigned personnel following the organization's policies and applicable laws. Responsibilities may include interviewing, hiring, and training employees, managing workload, and providing performance feedback in collaboration with HR Staff.
Qualifications
- Minimum of (5) years of relevant experience and education. Experience in wood-framed multifamily construction is strongly preferred.
- Ability to read and comprehend project plans and documentation, including local ordinances and building codes.
- Knowledge of construction methods and technologies and ability to interpret technical drawings and contracts, building code requirements, and ordinances.
- Ability to manage multiple projects simultaneously with a constant eye on quality and compliance.
- Knowledge of job site safety practices (OSHA 30 is preferred)
- Intermediate knowledge of land development and the construction industry.
- Excellent written and verbal communication and organizational skills to meet strict timelines.
- Ability to remain calm, focused, and effective under time-sensitive circumstances.
- Strong time management, leadership, project, decision-making, and multitasking skills.
- Bilingual Spanish
Pay
Salary Range: $70,000-$120,000 annually, commensurate with experience and qualifications.
