Summary
Awarded oversight of new capital/upgrades projects/sites contractors/equipment vendors. Record all site activities throughout the construction schedule from mobilization to issuance of the Certificate of Occupancy (COO). Manage the owner's final punch list and completion of the building/site performance testing. Record all vendor and building materials moving on and off the site. Attend and record all construction project meetings on site.
Essential Duties And Responsibilities
- Represent multiple projects simultaneously
- Witness and record all on-site new construction/equipment installation activities
- Witness and record all existing site renovation/upgrade projects
- Understand construction/installation schedules (update weekly in Smartsheet schedules as required)
- Witness and record job site progress
- Follow monthly field pay progress estimates for contractors/vendors
- Witness and record construction/installation conflicts/issues and report to supervisor with site resolutions/solutions
- Maintain daily construction site information reports
- Coordinate change orders and cost estimating
- Proactively identify, mitigate, and track recurring construction issues
- Monitor all on-site construction for compliance with Federal, State, and Local building codes and Life Safety 101 and OSHA regulations
- Be present and record regular construction site & safety meetings with General Contractor, Project Manager, Project Superintendent, and Contractors
- Check daily security condition of the project buildings and property, immediately report any abnormalities
- Check daily the safety conditions of the project buildings and property, immediately report any abnormalities
- Check daily the overall conditions as it pertains to contractors' cleanliness, material & equipment storage, immediately report any abnormalities
- Project knowledge - know all site utility shut offs and discounts, make daily safety checks at each location
- Project knowledge - know all fire safety equipment locations and shut offs, make daily safety checks at each location
- Project knowledge - have contact for all local fire & life safety responders
- Project knowledge - have all utility provider contact information including account numbers
- Other duties as may be assigned
Required Qualifications
- Able to interpret design/construction drawings/construction methods
- Minimum of 5 years of experience in the construction industry on project sites
- High School Diploma is required, degree and/or certifications preferred in business, construction management, or engineering
- Valid driver's license
- Computer proficient, with experience in MS Excel, Project, and Word
- May be required to travel to out of area/state projects on a per diem cost basis, leaving Mondays and returning home on Fridays each week for the duration of the project assignment

- Excellent oral and written communication and interpersonal skills
- Sound construction judgment and excellent reporting skills
- Ability to problem solve by gathering and analyzing information
- A working knowledge of federal and state standards as well as local regulating body standards
- Knowledge of jobsite safety practices required
Physical Demands
- Frequent talking and hearing
- Regular sitting, standing, using hands to finger, handle, or feel, and reaching with hands and arms
- Moderate lifting and moving up to 40 pounds
- Close, distance, color, peripheral, depth, and ability to adjust focus vision
Work Environment
- Remote with frequent need to travel to corporate facilities and assigned construction sites
- Requires overnight stays and weekly daily presentations at assigned construction sites
- Corporate facilities and offices are usually moderately quiet & indoors
- Construction sites have normal construction noise levels
- Exposure to viruses, disease, and/or infection from clients in the work environment
- Exposure to traumatic situations (i.e. psychiatric)
Construction Work Environment
- Regional/local project travel and weekly overnight stays
- Scheduled based on project need

- Indoors in an office as well as outdoors at construction sites
