Construction Project Manager - Owners sideTrueline's client, a growing Southern California hospitality owner and developer with an active portfolio of renovation and development projects, is seeking a Construction Project Manager to join its team in Irvine, CA. This is an opportunity for a commercial construction professional to move into an owner's representative role, take greater ownership of project decisions, and manage hotel capital projects and developments from preconstruction through closeout.What You'll Do as the Construction Project Manager:Represent ownership throughout preconstruction, construction, and project closeoutSupport hotel renovations, capital improvement projects, and future ground-up developmentsReview architectural and engineering drawings, specifications, scopes, and contract documentsIdentify constructability concerns, scope gaps, coordination issues, and project risks before they impact executionDevelop RFPs, RFQs, scopes of work, and other procurement documentsEvaluate bids, proposals, qualifications, and scope coverage from General Contractors, consultants, and vendorsParticipate in contractor selection, negotiations, buyout, and value-engineering decisionsCoordinate architects, engineers, consultants, contractors, vendors, municipalities, and internal stakeholdersConduct regular project site visits and monitor progress, quality, schedule, and complianceReview RFIs, submittals, shop drawings, pay applications, change orders, and other project documentationEvaluate construction issues and recommend practical solutions based on cost, schedule, quality, and long-term asset valueDevelop and maintain project budgets, forecasts, and cost trackingReview contractor and vendor invoices against contracts, approved work, and project budgetsEvaluate change orders for scope, pricing, necessity, and contractual responsibilityMonitor design, permitting, procurement, and construction schedulesIdentify potential delays and work with project partners to develop recovery plansCoordinate punch lists, inspections, turnover, warranties, and final closeoutPartner with hotel operations and internal teams to minimize disruption and support successful project deliveryHelp improve internal construction and development processes as the portfolio growsMust-Haves as the Construction Project Manager:Approximately 3+ years of commercial construction experience in Project Management, Project Engineering, Construction Management, or a similar roleExperience with a commercial General Contractor, developer, owner's representative, construction management firm, or comparable organizationExperience supporting or managing projects across multiple phases of the construction lifecycleStrong understanding of commercial construction means, methods, and sequencingWorking knowledge of mechanical/HVAC, electrical, plumbing, structural, and architectural building systemsAbility to read and interpret construction drawings, specifications, scopes of work, and contract documentsExperience coordinating with General Contractors, subcontractors, architects, engineers, consultants, and vendorsUnderstanding of RFIs, submittals, change orders, pay applications, budgets, schedules, and project closeoutAbility to evaluate field and project issues, understand available options, and make sound recommendations without relying on senior leadership for every decisionStrong problem-solving and critical-thinking skillsExcellent organization, communication, and relationship-management abilitiesAbility to manage multiple priorities and maintain accountability for project outcomesComfortable working onsite in Irvine and traveling to Southern California project sites as neededNice-to-Haves as the Construction Project Manager:Hospitality or hotel construction experienceHotel renovation experienceExperience completing construction within occupied or operational facilitiesMultifamily, mixed-use, retail, or other complex commercial project experiencePrevious owner's representative or developer-side experienceCombination of renovation and ground-up construction experienceExperience evaluating project decisions from an ownership or
