About the role
We are seeking an experienced Construction Project Manager with strong multifamily and HVAC expertise to lead large-scale residential and mixed-use projects from preconstruction through closeout. The ideal candidate will manage mechanical scopes (including VRV/VRF, DOAS, stair pressurization), control budgets and schedules, administer change orders, and coordinate multidisciplinary teams on high-rise, ground-up, tunnel, and corridor work.
Responsibilities
- Lead overall project delivery for multifamily and mixed-use construction with emphasis on HVAC/mechanical systems (VRV/VRF, DOAS, stair pressurization).
- Develop, maintain, and drive project schedules and budgets; forecast costs and resource needs; manage project financial reporting.
- Manage scope definition and control: review mechanical and general construction scopes, identify gaps, and implement mitigation strategies.
- Prepare, review, and negotiate change orders; maintain documentation and approvals to protect project margins.
- Coordinate design-construction interface: work with engineers, MEP contractors, architects, and trade partners to resolve technical issues and ensure constructability.
- Oversee procurement and subcontracts for HVAC and mechanical packages; enforce quality standards and contractual obligations.
- Direct site operations and subcontractor performance on high-rise, ground-up, tunnel, and corridor worksites; conduct regular site inspections and safety audits.
- Chair project meetings with owners, architects, engineers, and subcontractors; provide clear communication of project status, risks, and decisions.
- Implement and enforce safety and QA/QC programs; ensure compliance with codes, permit conditions, and OSHA/regulatory requirements.
- Mentor and lead project staff and field teams; promote collaboration across estimating, preconstruction and field operations to achieve milestones.
- Manage commissioning and turnover for mechanical systems; verify system performance, training, and closeout documentation for owners.
Requirements
- Minimum 7 years of progressive construction project management experience with proven work on multifamily and HVAC-heavy projects; experience on large-scale and high-rise projects preferred.
- Demonstrated technical knowledge of HVAC systems including VRV/VRF, DOAS, stair pressurization, and general mechanical scope.
- Proven experience managing scope, budgets, schedules, and change orders on complex projects; strong cost control and forecasting skills.
- Currently authorized to work in the United States without the need for sponsorship for a non-immigrant visa.
Pay
$145,000–$180,000 DOE
