What You’ll Do
- Manage multiple multifamily construction projects from preconstruction through final closeout.
- Lead coordination among architects, engineers, consultants, general contractors, lenders, municipalities, and internal development teams.
- Prepare project schedules and continually update as construction progresses.
- Review project budgets, schedules, contracts, change orders, and pay applications.
- Conduct regular jobsite visits to monitor quality, safety, progress, and compliance with project plans.
- Lead and facilitate monthly OAC meetings for each active project.
- Keep all information in Procore up to date, while ensuring Site Superintendent stays current on daily logs, photos, and other relative items.
- Identify and resolve construction challenges before they impact schedule or budget.
- Review construction documents for constructability and coordination.
- Ensure compliance with financing requirements, lender requirements, and applicable local, state, and federal regulations.
- Prepare project reports and communicate progress to company leadership.
- Cookordination project turnover, warranty items, and closeout documentation.
What We’re Looking For
- The ideal candidate will bring both technical expertise and the ability to build trusted relationships with contractors, consultants, and development partners.
- Required Qualifications:
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field (or equivalent professional experience).
- 5–15 years of multifamily construction project management experience.
- Experience managing multifamily residential construction projects from preconstruction through completion.
- Strong understanding of construction scheduling, budgeting, contract administration, and cost management.
- Experience managing multiple projects simultaneously.
- Excellent communication, negotiation, and organizational skills.
- Proficiency with Microsoft Office, Procore, and Bluebeam.
- Ability to travel to project sites throughout RealAmerica’s development footprint.
- PREFERRED QUALIFICATIONS:
- Experience with both new construction and rehabilitation of multifamily communities.
- Familiarity with HUD, HOME, CDBG, or other affordable housing financing programs.
- Experience with Low-Income Housing Tax Credit (LIHTC) developments or other affordable housing projects is a plus.
- OSHA certification.
- PMP, CCM, or other professional construction certifications.
