Construction Project Manager III

About the role

The Construction Project Manager is responsible for developing, constructing, and closing construction projects across all phases, ensuring adherence to schedules, budgets, and quality standards.

Responsibilities

• Create request for proposals and assess contractors for selection.
• Develop systems and processes to manage project development, construction, and closeout.
• During the project development phase:
  • Provide a high-level schedule to identify key milestones.
  • Develop a high-level budget to identify large expenditures.
  • Identify risks associated with projects.
• During the project design phase:
  • Review drawings and specifications to support construction.
  • Manage engineering and design resources by negotiating terms and managing expectations.
  • Review documentation to ensure constructability.
• During the project execution phase:
  • Identify and manage contractors.
  • Manage the budget and construction schedule.
  • Regularly visit worksites to monitor progress and quality.
  • Act as Janicki’s representative on-site.
• During the project commissioning phase:
  • Inspect installations and manage punch lists.
  • Manage orderly power-up to support the commissioning plan.
• During the project closeout phase:
  • Provide contractor final acceptance.
  • Ensure as-built data is communicated.
  • Ensure operations and maintenance documents are supplied to site staff.
  • Coordinate site maintenance staff training.
• Demonstrate accountability for project planning, execution, job cost tracking, and job closure.
• Plan ahead to prevent problems and resolve emerging issues.
• Coordinate with Program and Operations teams to create and maintain statements of work and design spaces to meet program needs.
• Collaborate with and provide direction to engineers, architects, general contractors, subcontractors, and vendors to ensure scope requirements are met.
• Ensure adherence to legal and environmental regulations, building codes, and other requirements.
• Work under pressure, meeting multiple deadlines across simultaneous projects.
• Maintain good attendance and punctuality as a condition of employment.
• Perform other duties as assigned.

Requirements

• Bachelor’s degree in construction management preferred.
• 3-5 years of construction project management experience or equivalent.
• Superior knowledge of codes, construction methods, and compliance laws.
• Proven ability to implement systems and define workflows for efficient project development, execution, and closure.
• High competency in labor, material, and contract management.
• Ability to complete detailed take-offs and estimating for a variety of projects.
• Strong organizational skills and attention to detail.
• Ability to read and understand drawings, models, and technical manuals.
• Extensive experience, problem-solving skills, judgment, and collaboration to plan and accomplish goals.
• Excellent communication, teambuilding, and customer service skills.
• Familiarity with Microsoft Office products and project planning software (e.g., MS Project).
• Ability to learn SAP and proficiency (or ability to become proficient) with Autodesk Revit.
• Budgeting and financial knowledge.
• Advanced analytical and schedule management skills.
• Ability to plan and adapt to unforeseen situations.
• Effective verbal and written communication skills in English.
• Willingness and ability to obtain a government-issued security clearance.

Pay

Wage range for this role is $90,000 - $150,000 per year, plus a discretionary bonus, 401(k) matching, and additional pay for off-shifts, off-site work, or security clearance if applicable.
