Construction Project Manager I/II

About the Role

This is a multi-level search with one position to be filled. Depending on qualifications, the successful candidate may be hired at the Construction Project Manager I or II level.

As a Construction Project Manager, you'll oversee projects from concept through completion while partnering with architects, engineers, contractors, and campus partners to improve the places where thousands of students live, dine, and learn each day. University Housing Facilities include maintenance, facility planning, engineering, interior design and building service.

Our Facilities team manages one of the largest and most diverse higher education housing portfolios, including: 26 residence halls, three apartment complexes, nine dining locations, multiple storage facilities, miles of sidewalk, a quad and more.

Responsibilities

Construction Project Manager I

• Responsible for budgeting, designing, estimating, scheduling, and managing architectural and/or MEP construction projects and repair work from conceptualization through completion in University Housing facilities.
• Serve as the main point of contact and lead in interfacing with University project managers, coordinators, other University Housing Facilities Planning staff, project architects, and engineers to provide pertinent technical information for final design plans.
• Prepare or assist in preparing architectural and/or MEP drawings and specifications for construction documents, bids, addenda, and change orders; review and provide feedback on plans and specifications provided by Facilities and Services staff.
• Inspect, analyze, survey, troubleshoot, and recommend design solutions related to general building construction, plumbing, fire protection, HVAC, electrical systems, and structural work within University Housing structures.
• Review and verify architectural and/or MEP drawings, specifications, and equipment for new construction and renovations to ensure consistency throughout all construction documents.
• Monitor schedule, observe construction, and report on progress and budget related to architectural and/or MEP engineering design and construction for new buildings and remodeling projects.
• Evaluate and report to Housing stakeholders on comprehensive project plans, designs, and progress updates for architectural and/or MEP engineering components.
• Review and verify the accuracy of project shop drawings in relation to conformance with contract documents and design intent.
• Ensure installation, inspection, and testing of general construction materials and/or MEP equipment and fixtures meet construction document requirements; provide end-of-project punch lists as needed.
• Ensure all proposed new and renovated facilities meet building codes, regulations, and other legal requirements related to architectural and/or MEP systems.
• Participate in the review of Housing facilities and the development of the Housing Long Range Facilities Master Plan.
• Perform other related duties as assigned.

Construction Project Manager II

• Responsible for budgeting, designing, estimating, scheduling, and managing architectural and/or MEP construction projects and repair work from conceptualization through completion in University Housing facilities.
• Serve as the main point of contact and lead in interfacing with University project managers, coordinators, other University Housing Facilities Planning staff, project architects, and engineers to provide pertinent technical information for final design plans.
• Ensure all proposed new and renovated facilities meet building codes, regulations, and other legal requirements related to architectural and/or MEP systems.

• Assist with coordinating with Housing Maintenance to develop a deferred maintenance plan.
• Responsible for annual campus space survey verification for all Housing Facilities, along with coordination of space usage changes and building modifications as projects are completed.
• Coordinate updates to Housing TMA space reservation, Housing intranet building floor plan updates, and Housing Information Office floor plans and resident information.
• Verify with Planning staff that all project documents have been collected, distributed to building staff, and archived electronically and in the Facilities plan room.
• Involved in special projects or assignments such as the preparation of reports and surveys, product research, and investigation of specific facility planning problems related to University Housing.
• Serve on committees to hire Professional Services Consultants as needed.
• Perform other related duties as assigned.

Requirements

Construction Project Manager I

• Bachelor’s degree in engineering, construction management, architecture, or a closely related field.
• Three (3) years of commercial construction management experience.
• Demonstrated experience managing construction projects from design through completion.

NOTE: Master’s Degree in an area consistent with the duties of the position may be substituted for one (1) year of work experience.

Construction Project Manager II

• Bachelor’s degree in engineering, construction management, architecture, or a closely related field.
• Five (5) years of commercial construction management experience.
• Demonstrated experience managing construction projects from design through completion.
• Experience designing, estimating, and scheduling Architectural or MEP construction projects and repair work in a commercial or industrial setting.

NOTE: Master’s Degree in an area consistent with the duties of the position may be substituted for one (1) year of work experience.

Preferred Qualifications

• Master’s degree in Architecture, Mechanical Engineering, or Electrical Engineering.
• Three (3) to five (5) years of knowledge in the application of Architectural or MEP disciplines such as: AIA, ASHRAE Commissioning, Process Management (CPMP), ASHRAE Building Energy Assessment Professional (BEAP), and USGBC LEED AP BD+C.
• Three (3) years of experience in planning and project management related to facilities projects at a major research institution of higher education or similar setting (for Construction Project Manager II).
• A working knowledge of AutoCAD, Microsoft Office, Excel, and Microsoft Project (or similar) software.
• Extensive working knowledge of architectural, mechanical, electrical, and plumbing systems engineering within university housing facilities.
• Working knowledge of current State of Illinois Building, Life Safety, Accessibility, Mechanical, Plumbing, Electrical, and Fire Protection codes.
• Knowledge of information technology data and wireless communication principles, practices, and distribution systems within buildings.
• Knowledge of Building Information Management (BIM) processes.
• Knowledge of USGBC LEED requirements for Fundamental and Enhanced Commissioning, Optimizing Energy Performance, Refrigeration Management, Building Energy Metering, and Renewable Energy Solutions.

Skills

• Knowledge in the application of AIA practices, ASHRAE standards, and International Building, Mechanical, Electrical, Plumbing, and Fire Codes.
• Knowledge of architectural, plumbing, fire protection, HVAC, and electrical principles and practices.
