Construction Project Manager

About the role
We’re looking for a detail-oriented and proactive Construction Project Manager to support our Construction/Maintenance Department. This individual will manage multiple new retail construction projects, relocations, remodels, and refreshes of existing stores. The Construction Project Manager will ensure a seamless transition from the Construction to Merchandising Phase, meeting Tilly’s quality standards while delivering projects on time and within budget.
Responsibilities
- Manage special projects to meet project schedules and track progress via Construction Tracking and Marketing Request reports.
- Follow up on OPI Checklists, POs, Zendesk tickets, security setup, new vendor setup, and bi-weekly new store meetings.
- Coordinate utilities setup, pay applications, travel receipts, lighting guides, HVAC/window cleaning, and maintenance requests.
- Manage General Contractor (GC) contracts, pay application documents, OPI schedules, vendor supplier lists, and open balance reports.
- Enter budgets, POs, and invoices; communicate with landlords and GCs to confirm space delivery and possession.
- Review architectural and engineering documentation to identify errors/omissions and minimize change orders.
- Obtain landlord approval for construction documents and perform material take-offs for assigned projects.
- Submit requisitions for purchase orders, prepare bid packages, qualify/negotiate bids, and recommend GC awards.
- Manage GCs and vendors, provide weekly project updates, and communicate date changes to the Operations Team.
- Address late/damaged deliveries with Purchasing, review RFIs/field conditions, and resolve issues with Design.
- Input project data into the department’s project management database and review/approve pay applications/invoices.
- Drive project closeout efforts, including warranty letters, lien waivers, as-built drawings, and tenant allowance documentation.
- Assist with store and RSC maintenance, warranty issue resolution, and problem-solving for construction obstacles.
- Travel up to 50% as required.
Requirements
- Proven track record of managing multiple projects simultaneously with tight and shifting timelines.
- Advanced knowledge of MS Office (Word, Excel, Outlook, PowerPoint); CAD software is helpful.
- Working knowledge of corporate retail environments.
- Detail-oriented, organized, and able to multitask in a fast-paced environment.
- Strong communication skills for all staff levels, management, and external vendors.
- Valid driver’s license and ability to travel up to 50%.
- Ability to apply mathematical concepts to cost analysis and basic problem-solving.
- Flexibility to re-prioritize and adapt to changing demands.
Qualifications
- Minimum 3 years’ office experience.
- Minimum 3–5 years’ experience in retail as a Construction Project Manager.
- Bachelor’s degree in Architecture, Engineering, Design, Project Management, or related field (preferred).
Work Environment & Physical Demands
- Typical office environment with low noise exposure.
- Exposure to construction site environments.

Pay
Hourly Range: $75k–$83k. Final offer based on experience, skills, and qualifications.
Schedule
Full-time role with weekday office hours; occasional evening or weekend work during peak retail seasons. Minimum 4 days per week in-office (Irvine, CA).
