Responsibilities
- Development Leadership
- Ground-up projects (site work, utilities, vertical build)
- Major remodels and repositioning
- Budget creation from the concept phase
- Scheduling and timeline control
- Permitting and regulatory navigation (AZ municipalities)
- Financial Discipline
- Build detailed, realistic budgets
- Weekly cost tracking
- Change order control
- Negotiate subs and vendors
- Deliver on budget — no excuses
- Crew & Subcontractor Management
- Manage GCs or self-perform crews
- Enforce luxury hospitality finish standards
- Maintain safety and jobsite discipline
- Step in when needed to protect the timeline and quality
- Systems & Scalability
- Implement repeatable build processes
- Improve construction SOPs
- Help build a development playbook
- Align projects with EOS Rocks and Scorecards

- Experience
- 7–12+ years of construction management experience
- Proven ground-up development experience
- Proven commercial remodel experience
- Comfortable managing $1M–$10M+ projects
- Strong budget and cost control operator
- Hospitality, retail, or luxury finish experience preferred
- Comfortable working directly with the founder
- Personality
- High-D / High-DC personalities tend to thrive here
- Anticipate problems
