Responsibilities

  • Review architectural designs, space plans, site plans, details, and permit drawings.
  • Manage the architectural project pipeline by tracking projects, maintaining daily project logs, providing status reports, and reducing project backlog to achieve 90% completion calendar success.
  • Develop and manage project timelines and track project costs.
  • Expedite tenant build-outs by coordinating cost estimates, permits, inspections, and required approvals.
  • Meet with contractors and vendors, obtain multiple bids, conduct value engineering, negotiate contracts, and prepare change orders.
  • Prepare and submit documents to cities and municipalities, and work with local, city, and state agencies to ensure code compliance.
  • Conduct preliminary reviews of lien waivers and document disputes or potential disputes involving tenants, contractors, and vendors.
  • Cook with tenant build-outs with leasing staff, property managers, and prospective tenants, and assist with tenant move-ins and move-outs.
  • Perform field measurements and inspect parking decks, parking structures, rooftops, roofing, copings, and flashing.
  • Oversee contractors and subcontractors and follow up on signage submittals.
  • Manage antenna and cabling projects.
  • Consult on energy efficiency opportunities and assist with interior and exterior design layouts.
  • Identify and source new vendors and contractors.

Requirements

  • Knowledge of City of Chicago and suburban building codes and permitting procedures.
  • Excellent negotiation skills with contractors and vendors.
  • Experience coordinating multiple commercial construction and tenant improvement projects.
  • Ability to review architectural drawings, site plans, and permit documents.
  • Experience managing project timelines, costs, contractors, and vendors.
  • Ability to obtain permits, coordinate inspections, and ensure code compliance.
  • Strong organizational skills with the ability to maintain project logs and reports.
  • Proficiency with Microsoft Project or similar software may be required.
