Construction Project Manager
Job Summary
The Construction Project Manager supports and leads the successful delivery of multifamily rehabilitation and construction projects from start to finish. This role oversees project planning, budgeting, scheduling, risk management, and stakeholder communication to ensure projects are completed on time, within budget, and to Evergreen Real Estate Services standards.
Key Responsibilities
Develop project plans outlining scope, milestones, resources, and deliverables.
Establish and maintain project schedules using PMIS and other industry standard scheduling tools.
Adjust timelines to address delays, changes, or unforeseen challenges.
Coverage of labor, materials, equipment, and subcontractor costs.
Monitor and control expenditures to help keep projects within approved budgets.
Review invoices, change orders, and financial reports and resolve discrepancies promptly.
Identify cost-saving opportunities and support value-driven procurement and contracting decisions.
Coordinate required project resources including personnel, materials, and equipment.
Build and maintain strong relationships with contractors, suppliers, and consultants.
Support oversight of subcontractors and field teams to ensure quality, accountability, and schedule adherence.
Ensure compliance with applicable labor requirements, safety standards, and company expectations.
Support Evergreen’s quality standards across all phases of construction.
Conduct site visits and field observations as needed to verify compliance with plans, specifications, codes, and safety requirements.
Help identify and resolve defects, deficiencies, and non-conforming work in a timely manner.
Maintain documentation of inspections, corrective actions, and compliance reporting.
Serve as a primary day-to-day point of coordination for internal stakeholders, architects, engineers, contractors, and regulatory partners.
Provide timely project updates, progress reports, and risk assessments.
Facilitate meetings to resolve conflicts, clarify scope, and coordinate deliverables.
Prepare presentations, meeting notes, and correspondence for leadership and external partners.
Maintain a consistent field presence appropriate to project phase, complexity, and business needs.
Support on-site coordination of logistics, safety, sequencing, and milestone execution.
Be available to spend additional time on-site when project conditions, critical milestones, or issues warrant closer oversight.
Maintain complete project records including contracts, permits, drawings, meeting notes, submittals, and progress logs.
Track project KPIs and performance metrics to identify issues and opportunities for improvement.
Submit required internal and external reports in a timely and accurate manner.
Archive complete project documentation for compliance and future reference.
Education & Experience
Bachelor's degree in construction management, Civil Engineering, Architecture, or related field preferred.
4-7 years of progressive experience in construction project management.
Experience with multifamily rehabilitation, renovation, or occupied residential construction is strongly preferred.
Candidates with backgrounds as assistant superintendents, superintendents, or technically strong field professionals who demonstrate project management aptitude are encouraged to apply.
Proficiency with PMIS platforms, scheduling tools, budgeting, and construction documentation workflows preferred.
Strong understanding of building codes, safety regulations, construction best practices, and project controls.
OSHA 30 Hour Certification preferred.
Valid driver’s license required.
Technical & Physical Skills
Ability to read and interpret blueprints, contracts, and specifications.
In-depth knowledge of construction methodologies, materials, and techniques.
Skilled in budgeting, forecasting, cost control, and procurement.
Proficient in MS Project, Bluebeam, Primavera P6, AutoDesk, and PMIS systems.
Comfortable conducting site inspections and navigating active construction environments.

Occasional evening and weekend work may be required based on project schedules, emergencies, or milestone activities.
