We are seeking an experienced Construction Project Manager to lead our construction team in a multi-phase residential development. This role involves managing the project from active site utility and infrastructure work through the completion of single-family homes, townhomes, and apartments.
About the role
The project includes a pipeline of work spanning nine years, encompassing over 200 single-family homes, a hotel, and a parking pad. Ideal candidates will have experience in infrastructure and vertical construction.
Responsibilities
- Develop scope of work, solicit bids, and award subcontractor and vendor contracts.
- Negotiate and execute subcontracts, purchase orders, and service agreements.
- Review contract scopes, terms, and insurance requirements.
- Act as the primary point of contact with municipal officials, utility companies, and vendors.
- Manage building permit applications, approvals, and inspections for all sitework, buildings, code compliance for CO and closings.
- Develop and maintain master project schedule from site utilities through vertical construction.
- Manage the on-site construction team including superintendents, foremen, and field staff.
- Manage subcontractor performance against schedule, scope, quality, and safety standards.
- Track project budget, committed costs, and cost-to-complete; review and approve pay applications and change orders.
- Prepare and submit owner draw requisitions with supporting documentation.
- Qualify and evaluate vendors and subcontractors; maintain an approved list.
- Issue and track RFIs and submittals; coordinate with civil, structural, MEP, and geotechnical consultants.
- Maintain project logs, meeting minutes, daily reports, and photo documentation.
- Manage project closeout including warranties, as-builts, and final inspection report compliance.
Skills
- 8+ years of construction project management experience with ground-up residential projects.
- Demonstrated experience managing multi-phase communities with mixed product types (single-family homes, townhomes, multifamily).
- Strong working knowledge of site/civil work, wet utilities, and vertical residential construction.
- Experience managing municipal relationships and navigating local permitting processes.
- Ability to read and interpret civil, architectural, structural, and MEP drawings.
- Proficiency in Microsoft Office (particularly Excel) and MS Project.
Qualifications
- Experience with NJ municipal permitting, DCA inspections, and CO processes preferred.
Pay
The pay range for this position is $105,000 - $135,000/yr.

This is a permanent, fully onsite position in Wrightstown, NJ.
