Construction Project Director
BluSky Restoration is looking for a construction Project Director to estimate, close sales, and manage restoration projects. This role is crucial to our success, with a focus on driving revenue and maintaining strong client relationships.
About the role
As a Project Director, you will fix broken buildings while embodying our core values: Excellence, Teamwork, Integrity, Innovation, Empathy, Passion, and Fun. You will work closely with owners and managers of commercial, multifamily, senior living, healthcare, hospitality, and residential properties affected by disasters to develop cost estimates and oversee restoration, renovation, environmental, and roofing services. The Project Director acts as the "quarterback" of the project, ensuring budgets and timelines are met through completion.
Responsibilities
- Sales:
- Meet or exceed monthly and yearly sales goals.
- Negotiate and execute contracts on behalf of the company.
- Sell all services that BluSky offers.
- Convert opportunities into sales.
- Track and measure sales and opportunities in CRM and tracking sheets.
- Revenue:
- Oversee and expedite revenue production in line with monthly goals.
- Work with the project team to ensure timely deposit, progress, and final billings.
- Provide oversight and direction to the Project Manager for revenue production.
- Review and collaborate on project schedules.
- Profit Margins:
- Develop and own the project budget to meet vertical target margins.
- Ensure budget accuracy and modify as needed during the project.
- Improve project profitability through strategic use of vendors, in-house labor, and material suppliers.
- Monitor project costs to maintain margin integrity.
- AR & Collections:
- Set expectations with customers regarding the AR process at the start of each project.
- Review and understand specific invoicing, payment terms, and conditions for each program.
- Perform weekly collection calls on all accounts.
- Conduct weekly reviews of A/R Aging to proactively manage accounts, monitor lien rights, and follow through on assignments.
- Maintain Days Sales Outstanding (DSO) at or below 75 days.
- Manage Near-Term Opportunities:
- Work directly with clients and claims teams to close leads.
- Maintain robust communication with clients to steer direction toward closing.
- Document communication and curate files in BluSky CRM systems.
- Business Development Activity:
- Schedule and attend two business development meetings per week with clients, adjusters, building consultants, etc.
- Participate in special events such as luncheons, trade shows, and award dinners to market BluSky.
- Entertain clients as necessary to drive business and close sales.
- Partner with business development and the Vice President in pursuit of all sales.
- Estimating Proficiency:
- Accurately sketch affected areas and use Matterport technology.
- Demonstrate Time and Material (T&M) / Xactimate knowledge, including justifying line items.
- Estimate projects to fit target margins for each service provided.
- Customer Satisfaction:
- Maintain consistent weekly communication with all stakeholders (external and internal).
- Set clear expectations with customers upfront.
- Hold teams accountable for providing updates.
- Check in with customers throughout the project.
- Ensure all stakeholders are included in email communication threads.
- Working and Coordinating with Internal Teams:
- Mitigation:
- Coordinate to get work authorizations signed for timely response.
- Walk the job with the technician team to define the scope of work.
- Share client feedback and changes in scope.
- Review daily T&M sheets with the Mitigation operations team.
- Conduct site visits at completion to confirm work meets client expectations.
- Reconstruction:
- Conduct project kick-offs to confirm scope of work, target budget, and margin.
- Maintain constant communication with the Project Manager (PM) throughout the project.
- Work with the PM to submit timely change orders for approval.
- Collaborate with the PM to send weekly updates.
- Business Development:
- Communicate new opportunities with the Business Development Manager (BD) to ensure timely entry into Salesforce.
- Keep the BD included in all email communication with mutual clients.
- Update the BD on all project changes in a timely manner.
- Assist the BD in updating the Near-Term Opportunities (NTO) list.
- Project Accountants:
- Oversee completed work authorizations so the Project Accountant (PA) can enter the job into Vista.
- Work with the PA to send out invoices.
- Collaborate with the PA to upload change orders.
- Mitigation:
Requirements
- 5+ years of recent marketing, business development, and sales experience in the restoration or construction industry with a proven track record of sales growth.
- Extensive construction estimating and/or large loss and catastrophe experience.
- Ability to attend business development networking functions 2-3 evenings per week.
- Intermediate-level Microsoft Office skills.
- Experience with Xactimate and other estimating software preferred.
- Experience with social media platforms such as LinkedIn preferred.
- Strong written and verbal communication skills.
- Strong knowledge of project management, financial processes, and administration.
- Strong business ethics, integrity, and the ability to perform in highly autonomous environments.
- OSHA 10 or 30, CPR, and First Aid certifications preferred.
- Bachelor’s degree or equivalent experience related to the role is preferred.
Travel
Minimal out-of-state travel is required. Some out-of-area and overnight travel may be expected for training, meetings, or jobs.
Pay
Base salary range: $70,000 - $100,000, with uncapped commission potential. On-target earnings (OTE) range from $70,000 - $200,000.
