Primary Function
The Construction Manager is responsible for planning, overseeing, and managing construction projects from conception to completion. Key responsibilities include budgeting, coordination, quality assurance, and risk mitigation.
Duties and Responsibilities
- Oversee and direct construction projects from conception to completion
- Review the project in-depth to schedule deliverables and estimate costs
- Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations
- Cookordinate and direct construction workers and subcontractors
- Select tools, materials and equipment and track inventory
- Meet contractual conditions of performance
- Review the work progress on a daily basis
- Prepare internal and external reports pertaining to job status
- Plan ahead to prevent problems and resolve any emerging ones
- Negotiate terms of agreements, draft contracts and obtain permits and licenses
- Analyse, manage and mitigate risks
- Ensure quality construction standards and the use of proper construction techniques
- Undertake other duties as assigned by the Project Director/COR
Qualifications
- Bachelor's degree from an ABET accredited university in Construction Management, Architecture, Engineering or related field
- (7) years' experience in construction project management with specific on-site construction experience across all phases of project delivery
- Overseas experience is required
- Preferred: Embassy construction program experience, advanced knowledge of construction management processes, means and methods, expert knowledge of building products, construction details and relevant rules, regulations and quality standards, familiarity with construction management software packages, ability to plan and see the "big picture", understanding of all facets of the construction process, leadership and human resources management skills, strong organizational, communication and managerial skills, self-motivated yet team-oriented, strong initiative, ability to work under pressure and meet tight deadlines
Physical Requirements and Working Conditions
- Must be able to work 60-hours/week, six days/week, 10 hours/day
- Must have the ability to stand, sit, walk, stoop, kneel, squat, crawl, climb, bend, balance and twist for extended periods
- Must have the ability to lift up to 60 pounds on occasion
- Must be able to safely maneuver throughout the job site, i.e., climb and walk on scaffolding, climb ladders, walk up or down steep grades
