Responsibilities

  • Provide owners representative management and oversight as well as construction contract administration and management of projects.
  • Monitor and report contractors on-site activities and verify compliance with contract documents.
  • Coordinate and control all construction management activities including claims management, project coordination, risk management, and quality management.
  • Communicate and interact with team members and authorities involved in project planning, design, execution, and construction activities.
  • Manage, monitor, and track project objectives including scope of work, schedule, and budget.
  • Oversee construction activities to ensure compliance with contract documents, building codes, quality standards, and safety standards.
  • Conduct and document weekly progress meetings and other on-site meetings.
  • Oversee quality requirements including field soil and material testing and special testing.
  • Verify that project permits are obtained, maintained, and properly implemented.
  • Perform construction quality inspections on civil, structural, architectural, MEP systems and assemblies.
  • Track pay estimate quantities and verify contractors' monthly pay requests.
  • Review contractors' pay applications.
  • Review and coordinate contractors' baseline and progress schedules.
  • Review submittals and RFIs and lead the RFI response process.
  • Review and coordinate contractors' progress schedules and construction schedule subject matter experts.
  • Identify contract changes and determine if they involve price or time adjustments, preparing WCDs.
  • Prepare and negotiate change orders and modifications.
  • Generate and coordinate the closeout checklist, tracking defective work and corrections.
  • Coordinate start-up schedules for inspection requirements and review test results.
  • Qualifications

    • Ability to work in Cape Lookout, NC.
    • Bachelor's degree in Architecture, Civil Engineering, Architectural Engineering, or Construction Management.
    • At least 5 years of construction management experience in Federal projects, including both new construction and renovations.
    • Experience working on Federal projects is required.
    • OSHA 30-hour Safety Certificate or ability to obtain within a short timeframe.
    • U.S. Citizenship.
    • Proficiency in Microsoft Office Suite and Microsoft Project, Primavera 6, and SharePoint.
