Sherman Associates is seeking an experienced Construction Manager to represent the company in the construction management of projects within our portfolio. This role ensures the successful delivery and completion of new builds, tenant improvements, capital improvement projects, and maintenance/repair projects, covering all phases from preliminary design through project closeout.

Responsibilities

  • Customer Focus:
    • Prioritize internal and external customer service.
    • Balance customer needs with business requirements.
    • Manage relationships across organizational levels and build external professional relationships.
    • Make timely decisions to meet customer needs.
  • Budget Proposals:
    • Assist with preliminary budget estimates and specifications for renovations and new construction.
    • Provide value engineering to evaluate cost-saving options.
    • Develop and maintain historical cost and estimating databases.
    • Estimate construction costs using historical data and preliminary plans.
    • Coordinate with the development team to determine project feasibility.
  • Contract Coordination:
    • Coordinate the bid process for renovations and new construction.
    • Prepare bid documents, attend pre- and post-bid meetings, and review bids for completeness.
    • Monitor project costs to maintain compliance with contract documents.
    • Evaluate and implement cost-saving opportunities to deliver projects within budget.
  • Cost Control:
    • Manage construction-related expenses and follow procurement guidelines.
    • Communicate projected out-of-guideline expenses to ensure cost-effectiveness.
  • Design Standards:
    • Maintain company-wide multifamily design standards for unit interiors, common areas, amenity spaces, building exteriors, and site improvements.
    • Assist in establishing standardized finish packages and product selections aligned with brand objectives, operational requirements, and budget targets.
    • Review and update design standards based on market trends, resident preferences, maintenance performance, and construction cost impacts.
    • Ensure consistency of design implementation across new developments, renovations, rehabs, and capital improvement projects.
  • Capital Planning:
    • Collaborate with Operations, Facilities, and Asset Management teams to develop and maintain capital replacement plans.
    • Lead the approval process from contracts to completion.
    • Prioritize capital projects based on risk management, asset preservation, resident impact, and return on investment.
  • Scheduling & Coordination:
    • Assist in establishing overall project schedules and act as the primary on-site project leader.
    • Review and maintain project status, coordinating with the Lead Developer to direct the general contractor.
    • Serve as the main contact for resolving scheduling and contract document conflicts.
  • Compliance:
    • Ensure construction partners meet federal, state, municipal, and brand standards for all projects.
    • Address deficiencies promptly and keep necessary parties informed.
    • Ensure compliance with workforce participation goals where applicable.
  • Contractor Relations:
    • Develop and maintain professional relationships with general and subcontractors.
    • Resolve concerns or disputes while managing risk and liability for the company.

Requirements

  • 10+ years of industry experience within residential real estate, or an equivalent combination of education and real estate management experience.
  • Bachelor’s degree in construction management, engineering, or a related field, or equivalent experience in real estate construction management.
  • Preferred: Prior multifamily general contracting construction services experience of similar size, stature, and reputation for outstanding service.

Skills

  • Proven detail orientation, organizational skills, and ability to handle multiple projects.
  • Professional and diplomatic communication with people at all levels, including trades, business professionals, consultants, and government officials.
  • Willingness and ability to travel sporadically.
  • Computer literacy with proficiency in spreadsheet and scheduling applications.
  • Understanding of federal, state, municipal guidelines, brand standards, building codes, health department regulations, and energy codes.
  • Familiarity with AIA documents and project management software.

Work Environment

This role operates in a professional office environment or on construction job sites. It involves standard office equipment such as computers, phones, and photocopiers. On-site work may expose you to ambient temperatures, lighting, and moderate noise levels.

Physical Requirements

  • Ability to sit or stand at a desk for up to 8 hours per day, with walking required on job sites.
  • Must move freely throughout properties and offices, with varying physical demands day-to-day.
  • Occasional lifting of over 50 lbs.
  • Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening, hearing, and visual acuity.
  • May occasionally work outdoors in cold, wet, hot, or humid conditions.

Pay

$105,000–$135,000 annually, plus an annual bonus opportunity. Pay is based on experience, skills, and knowledge.
