To consistently achieve individual monthly goals specific to closings, cycle times, VPO spend and Avid survey results, while delivering outstanding customer service throughout the entire Customer Journey.

Responsibilities

  • Supervise all construction activities through to the New Home Orientation (NHO).
  • Update the Construction Schedule daily and schedule all trade contractors.
  • Perform and complete the Pre-Construction Orientation (PCO), Pre-Slab Inspection (PSI), Pre-Drywall Inspection (PDI), Pre-Drywall Orientation (PDO), Quality Assurance Inspection (QAI), the New Home Orientation (NHO), and the follow up on closing day.
  • Perform the 30-day follow up 30 days after closing and address any warranty items on the home for the first 30 days after closing.
  • Rotate answering and responding to the Emergency phone, per Management.
  • Ensure target dates are met per Google calendar and Construction Tracker; regularly communicate with buyers.
  • Maintain ‘A+’ community presentation, all homes in production (including the model), and overall jobsite cleanliness.
  • Ensure all trade partners abide by Hakes Brothers Safety and Health Program.
  • Daily reporting, auditing, and usage of ITK to ensure accuracy of the build schedule, progression of homes, and payment of trades.
  • Help Hakes Brothers become the Builder of Choice for trade contractors by managing them effectively and efficiently.
  • Schedule trade contractors properly to avoid dry runs; be firm but fair, consistent, reliable, and respectful.
  • Build quality homes by identifying and correcting any item or issue not meeting the highest quality standards before the New Home Orientation.
  • Walk all homes daily, note construction errors and poor workmanship, and arrange corrections quickly.
  • Manage time wisely and organize schedules to maximize quick production of each home.
  • Proactively look for ways to control and reduce construction costs.
  • Monitor and control materials delivered to jobsite to prevent theft or damage.
  • Hold trade contractors accountable for sloppy work requiring additional effort from others.
  • Maintain a clean worksite, as cleanliness equates to quality for buyers and trade contractors.
  • Alternate conducting monthly Safety meetings and fill out weekly safety reports.
  • Issue Written Notice(s) of Correction when trade contractors do not follow Safety/OSHA rules after verbal warning(s).
  • Alternate conducting bi-weekly Stormwater Pollution Prevention Plan (SWPPP) inspections and document areas needing correction.
  • Motivate trade contractors to clean jobsites daily to comply with EPA rules and regulations.
  • Always look, dress, and speak professionally.
  • Be a team player, leader, and positive voice for the company.
  • Perform other duties as assigned.

Schedule

  • Unlock houses by 7AM and lock up no earlier than 4PM daily.
  • Work late to meet scheduling milestones as needed.
  • Weekend on-call duty, as needed.

Requirements

  • Own or have access to a vehicle for daily work.
  • Valid driver’s license and auto liability insurance.
  • At least two years' relevant experience.

Qualifications

Preferred: High School diploma or GED.

Physical Requirements

  • Prolonged periods of sitting, standing, and/or movement.
  • Ability to exert minimal force of up to 50 to 80 pounds occasionally.
  • Carry, lift, push, pull, and otherwise move objects.
  • Climb ladders, scaffolding, and other means to reach and observe all areas of a home.
  • Ability to work in various weather conditions—heat, rain, cold, etc.
