Construction Manager role focused on achieving monthly goals for closings, cycle times, VPO spend, and Avid survey results while delivering outstanding customer service throughout the entire Customer Journey.

Responsibilities

  • Ensure ‘A+’ community presentation, including all homes in production (model included) and overall jobsite cleanliness.
  • Enforce Hakes Brothers Safety and Health Program for all trade partners.
  • Use ITK for daily reporting, auditing, build schedule accuracy, home progression tracking, and trade payment verification.
  • Unlock homes by 7AM and lock no earlier than 4PM daily; work late or weekends as needed for scheduling milestones.
  • Supervise all construction activities through New Home Orientation (NHO).
  • Update the Construction Schedule daily and coordinate all trade contractors.
  • Conduct and complete inspections: Pre-Construction Orientation (PCO), Pre-Slab Inspection (PSI), Pre-Drywall Inspection (PDI), Pre-Drywall Orientation (PDO), Quality Assurance Inspection (QAI), NHO, and closing-day follow-up.
  • Perform 30-day follow-up and address warranty items within the first 30 days post-closing.
  • Rotate on-call duty for emergency phone response.
  • Ensure target dates are met per Google Calendar and Construction Tracker; maintain regular buyer communication.
  • Achieve high scores on Customer Satisfaction Surveys through outstanding service and attention to detail.
  • Help Hakes Brothers become the Builder of Choice for trade contractors by managing them effectively and fairly.
  • Schedule trades to avoid dry runs; provide ample lead times, proper materials, and timely payments.
  • Build quality homes by identifying and correcting construction errors or poor workmanship before NHO.
  • Walk all homes daily to note and address construction issues promptly.
  • Manage time and schedules to maximize production speed and avoid delays.
  • Proactively control and reduce construction costs; monitor materials to prevent theft or damage.
  • Hold trade contractors accountable for sloppy work impacting other trades.
  • Maintain a clean jobsite; ensure cleanliness reflects quality to buyers and trades.
  • Alternate conducting monthly Safety meetings and complete weekly safety reports.
  • Issue Written Notices of Correction for safety/OSHA violations after verbal warnings.
  • Alternate bi-weekly SWPPP inspections; document and correct compliance issues.
  • Motivate trades to clean jobsites daily to comply with EPA regulations.
  • Maintain professional appearance, dress, and communication.
  • Demonstrate leadership, teamwork, and a positive attitude to support company goals.
  • Perform other duties as assigned.

Requirements

  • Own or have access to a vehicle for daily work; valid driver’s license and auto liability insurance required.
  • Preferred: High School diploma or GED.
  • At least two years of relevant experience.

Physical Requirements

  • Prolonged periods of sitting, standing, and movement.
  • Ability to exert minimal force of up to 50–80 pounds occasionally.
  • Carry, lift, push, pull, and move objects.
  • Climb ladders, scaffolding, and other means to access all home areas.
  • Work in various weather conditions (heat, rain, cold, etc.).
