Responsibilities

  • Oversight and observation of the construction phase of a project and documentation of the contractor’s adherence to the construction contract.
  • Document daily construction activities during each site visit and ensure accuracy, completeness, and proper filing of observation reports for each project.
  • Communicate with Construction Administrator, contractors, and clients regarding the progress of construction.
  • Observe significant, multiple, and simultaneous construction projects.
  • Maintain thorough knowledge of construction contract documents, including front end documents, general conditions, and technical specifications.
  • Become thoroughly familiar with the technical plans and specifications for each construction project assigned and understand deviations from construction documents.
  • Address inquiries and complaints from residents or other parties affected by construction activities.
  • Aid in quality control procedures including documentation, correspondence, and proper project close-out pursuant to established procedures.
  • Aid in post-construction services pursuant to established procedures and construction contract documents.

Qualifications

  • Associate’s degree or equivalent from two-year college or technical school and 2 years of related experience, or a minimum of 4 years of relevant experience in the construction industry.
  • Proficiency in commonly used computer software (Word, Excel, Outlook, Adobe).
  • Able to accurately read and comprehend construction plans; keep accurate and complete records documenting daily construction activities; have strong time management and organizational skills; be able to observe significant, multiple, and simultaneous construction projects; have strong mathematical aptitude and be able to verify and check contract quantities/costs as related to contractor pay applications; be able to scale and measure distances accurately.
  • Knowledge of construction contract documents, including front end documents, general conditions, and technical specifications highly preferred.
  • Valid driver's license.
