Construction Administrator
About the role
We are currently seeking a Construction Administrator to join our team in Columbia, SC.
Responsibilities
- Aid the project teams with construction administration activities.
- Read, interpret, and understand plans, specifications, and other contract documents.
- Understand terms and conditions of owner-architect agreements and owner-General Contractor (GC) contracts.
- Be familiar with Construction Manager (CM) contract requirements and deliverables.
- Communicate with project architects, other Construction Administrators (CAs), and consultants to resolve project issues.
- Ensure quality control throughout the project lifecycle.
- Participate in monthly CA meetings covering technology, best practices, lessons learned, and other relevant topics.
- Attend and participate in CA and designated design studio periodic meetings, as well as project team meetings.
- Perform pre-construction and design tasks such as field verification of existing project conditions, assist with pre-construction specification and drawing quality control, and identify potential issues.
- Maintain and update MPS record set documents, including filing, organization, and responding to RFI's.
- Monitor project for compliance with construction documents and client standards.
- Issue document revisions prepared by designers and assist in the process.
- Prepare field observation reports, including photographs, and attend Owner/Architect/Construction (OAC) meetings to record and distribute accurate meeting minutes.
- Assist in closing action items generated during OAC meetings and serve as a liaison between the owner(s) and contractor(s).
- Generate and issue punch-lists and receive, review, and distribute third-party and special inspection test reports.
- Review and process change order requests and payment applications.
- Facilitate the completion of the General Contractor (GC) financial closeout and participate in post-construction closeout, including lessons learned discussions.
- Perform post-construction services and investigations as needed.
Requirements
- Bachelor’s / associate degree in construction science and/or management, architecture, engineering, or related field.
- 3-5 years combined experience in construction administration and/or architecture.
- Previous experience in an architecture, engineering, or construction industry firm.
- Proficiency with Microsoft Office Suite.
- Ability to read and understand plan documents.
- Understanding of building technology fundamentals.
- Excellent time management skills.
- Ability to effectively and confidently prioritize and execute tasks with many competing priorities.
- Ability to absorb new ideas and concepts quickly.
- Clear verbal and written communication skills.
- Strong attention to detail.
- Exceptional organizational and follow-through skills.
- Self-motivated and able to work independently.
- Ability to work collaboratively as part of a team.
- Demonstrated cultural awareness and sensitivity.
Preferred Qualifications
- Experience with Bluebeam PDF Revu.
- Experience with Newforma Project Center.
- Experience with Plangrid document management system.
