Responsibilities
- Supervise the daily operations of the Leasing and Recertification Department by supervising, coaching, training, and mentoring staff
- Ensure departmental performance metrics are achieved individually and as a team through assigning workloads, monitoring productivity, and ensuring timely completion of departmental assignments
- Conduct quality control reviews of leasing files, annual recertifications, interim recertifications, transfers, restorations, and resident files to ensure compliance with agency and company requirements
- To ensure resident files and electronic records are complete, accurate, and audit ready
- Meet or exceed site occupancy goals (including renewals and vacancies) in accordance with NYCHA, HUD, and company policies
- Act as primary liaison between residents, regulatory agencies (e.g., NYCHA, HDC, HUD, etc.), site management and corporate departments regarding occupancy and compliance matters, escalating complex issues to the Director of Compliance
- Cook up all move-in activities, including applicant eligibility reviews, lease execution, subsidy verification, scheduling, and occupancy deadlines
- Cook up all move-out activities, subsidy terminations, unit turnovers, transfers, and occupancy status changes
- Maximize subsidy preservation efforts through timely monitoring of certifications, restorations, move-ins, move-outs, and occupancy status changes
- Oversee restoration cases and ensure required documentation is submitted timely while following up with applicable agencies
- Maintain departmental compliance trackers, occupancy reports, vacancy reports, and compliance and management dashboards
- Prepare and present daily, weekly, and monthly reports for the Director of Compliance and General Manager
- Perform other duties as assigned by the Director of Compliance and General Manager
Qualifications
Education: Bachelor’s degree in a related field preferred.
Experience: Minimum 5 years of experience in a similar role, preferably in a housing authority setting.
Skills: Strong knowledge of NYCHA, HUD, PBV, RAD/PACT, HDC, and all applicable federal, state, and local housing regulations.
Licenses/Certifications: Valid New York State Driver’s License and valid New York State Real Estate Salesperson’s License.
