About the Role

Dominium is helping tackle the affordable housing crisis and we’re looking for motivated candidates to join our team at Villages of Gallatin, a 185-unit apartment community in Gallatin, TN. As Community Manager, you will oversee day-to-day operations, maximize occupancy, collections, physical appearance, resident retention, and compliance while fostering a strong sense of community.

Responsibilities

  • Maintain daily operations, including caretaking, housekeeping, grounds keeping, and light maintenance to ensure curb appeal and cleanliness.
  • Act as a liaison between corporate staff and on-site management/maintenance personnel.
  • Conduct staff meetings to discuss occupancy goals, renewals, and projections.
  • Prepare and conduct employee orientation, training, and performance reviews; make salary and advancement recommendations.
  • Hire and terminate employees in accordance with company policy, federal, and state laws.
  • Maintain employee records for attendance, PTO, and performance management.
  • Establish good communication and resident retention programs; resolve resident issues fairly and timely.
  • Follow Dominium purchase order and purchasing procedures; adhere to company accounting directives and budget.
  • Collect rent and monies due; maintain thorough collection procedures, including door-to-door follow-up.
  • Handle move-ins and move-outs, including unit inspection checklists and maximizing chargebacks.
  • Process applicant files for screening in accordance with designated housing programs (Section 8, Section 236, Section 42, etc.).
  • Report accidents and emergency situations immediately; address and correct audit findings within designated time frames.
  • Maintain and document all community records, files, and reports in the property management database.
  • Conduct monthly safety meetings with staff.
  • Respond to internet leads; review traffic reports, closing ratios, renewal opportunities, and guest card follow-up procedures.
  • Review and sign all lease agreements; partner with corporate Marketing as needed.
  • Ensure maintenance requests are handled promptly and efficiently; inspect the property regularly for improvements.
  • Supervise outside contractors/vendors to ensure quality workmanship and contract compliance.
  • Enforce company policies, including the Employee Handbook, Operations Policy and Procedure Manual, and compliance-related procedures.
  • Stay current on federal, state, and local laws/regulations related to property management and resident needs.
  • Perform other duties as assigned by the Area/Regional Manager.

Supervisory Responsibilities

  • Supervise all site personnel; train and oversee work performed by staff or contract vendors.
  • Establish schedules and assign personnel to properly manage and maintain the community.

Requirements

  • 2-year degree (4-year degree preferred) in a related field or equivalent combinations of education and experience.
  • Accredited Residential Manager (ARM), Certified Occupancy Specialist (COS), Resident Apartment Manager (RAM), or similar designation preferred.
  • Three years of multifamily property management experience required; tax credit experience preferred.
  • Accounting and administrative background preferred.
  • Proficient in MS Office Suite (Word, Excel, Outlook); Yardi experience preferred.
  • Strong verbal and written communication skills (English); ability to speak in front of groups. A second language is a plus.
  • Reliable with exceptional time management and organizational skills.
  • Ability to think independently, work with minimal supervision, and coach, mentor, and manage others.
