About the Role

Valiant Residential is seeking a Community Manager to oversee the day-to-day activities of an apartment community, ensuring a well-managed and well-maintained building. The role involves implementing company policies, procedures, and programs while maintaining compliance with regulatory agencies and investors.

Responsibilities

• Screen, hire, orient, and train new personnel using successful techniques and company directives.
• Support staff to encourage teamwork and lead by example in creating a harmonious environment.
• Handle administrative processes involving personnel, including performance evaluations, salary reviews, and time sheets.
• Determine transitions and promotions for on-site personnel.
• File reports on work-related injuries.
• Maintain accurate records of community transactions, such as rent rolls, delinquency reports, and move-ins/move-outs.
• Prepare annual budgets and income projections.
• Collect rents, late fees, and handle delinquent accounts.
• Review, code, and approve invoices for payments.
• Make daily bank deposits.
• Utilize marketing strategies to secure prospective residents.
• Oversee leasing practices, ensuring compliance with federal, state, and local laws.
• Prepare, process, and sign leases and related forms.
• Aggressively pursue lease renewals and handle evictions.
• Maintain resident files, including move-in sheets, move-out notices, and security dispositions.
• Ensure maintenance requests are handled promptly and residents are notified of delays.
• Oversee risk management and emergency procedures.
• Inspect the property, record deficiencies, and take necessary actions within budget limits.
• Handle emergencies and report accidents to the Regional Community Supervisor.
• Supervise outside contractors working on the property.
• Prepare the property for inspections as directed by the Regional Community Supervisor.
• Develop and enforce community policies and rules.

Requirements

• Minimum of 3+ years of property management experience.
• Strong verbal and written communication skills in English; bilingual in Spanish is a plus.
• Fair Housing certification required before interacting with prospects or residents.
• Competence in personal computer skills, including Microsoft Office Suite and community software applications.
• Knowledge of OSHA laws and regulations.
• Ability to work evenings and weekends.
• Professional appearance and adherence to company policies.
• Successful completion of a drug test.
• College degree preferred.
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification preferred.
