Community Manager - Trolley Square

About the role

Berger Communities is seeking a Lease‑Up Community Manager to help launch Apartments at 1021, a new Class A luxury apartment community in Wilmington, DE, with leasing anticipated to begin in May 2027. Prior to the lease‑up, you will join the team and work from either the Kennett Square Apartments or Willowbrook Apartments to learn Berger’s operations, culture, and resident‑focused approach while preparing for a successful community launch. Responsibilities

• Manage the overall financial performance of the property
• Set and achieve leasing and occupancy goals
• Build and lead a high‑performing onsite team
• Handle budgeting, expenses, and capital planning
• Oversee the full resident lifecycle—from move‑ins to renewals
• Ensure rent collection and handle legal processes as needed
• Partner with the Service Manager to maintain curb appeal and home readiness
• Stay informed about the local market and competing properties

Pay

$70,000–$72,000 per year, plus up to 20% annual bonus, milestone bonuses, monthly renewal & occupancy bonuses, and leasing commissions.

Schedule

Tuesday through Saturday, 8:30 AM to 5:30 PM
