The Community Manager manages and coordinates the team’s daily activities and resources to achieve established budgeted financial and operational goals, ensuring compliance with company policies and all laws governing multi-family housing operations.

Responsibilities

  • Act as an employee champion: manage the team, conduct evaluations, interview, hire, orient, and train new hires.
  • Meet targeted revenue goals by increasing sales and implementing short/long-term marketing and leasing strategies.
  • Identify areas for improvement for the property.
  • Handle budget modeling, forecasting, profitability analysis, and management.
  • Complete financial records, documents, and reports; manage invoicing.
  • Gather, analyze, and interpret market and economic trends impacting the property; recommend improvements.
  • Stay informed of changes in technology, industry standards, leasing, and sales tools/processes.
  • Enforce lease agreements through inspections, evictions, collections, notifications, and other processes.
  • Manage client/owner relationships: conduct property tours, provide performance updates, and meet as needed.
  • Oversee contractor and vendor management.
  • Maintain safety, cleanliness, and curb appeal of the property; report malfunctions, injuries, or accidents.
  • Ensure the property maintenance team complies with company standards for service requests.
  • Resolve customer complaints and issues.
  • Research competitors by shopping competition and building industry relationships.
  • Perform other duties as assigned.

Requirements

  • Must be available to work weekends when scheduled.
  • Works in an office environment with frequent exposure to outside elements (weather, odors, landscape).
  • Must be able to perform essential job functions unaccompanied.

Qualifications

  • Education: High School Diploma or GED equivalent.
  • Supervisor Experience: 1–3 years (proven skills to hire, lead, direct, evaluate, and manage subordinates).
  • Management Experience: 1–3 years.
  • Preferred Background: Multi-family property management, sales, marketing, and customer service.
  • Advanced Skills: Communication, presentation, and delivery skills to connect at all levels.
  • Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management; strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
  • Licenses: Current valid driver’s license.

Physical Requirements

  • Weights: Must be able to push, pull, lift, or maneuver up to 20 pounds independently and 50 pounds with assistance.
  • Mobility: Frequently required to stand, walk, reach, climb, stoop, and squat; intermittently required to sit and perform keyboard work.
  • Travel: Routine local travel for business errands (meetings, training); non-local travel may be required.

Schedule

40 hours per week. Typical site hours (may vary by location):

  • Monday – Friday: 9 AM – 6 PM
  • Saturday: 10 AM – 5 PM
  • Sunday: 1 PM – 5 PM
