Position Overview
Valiant Residential is seeking a Community Manager responsible for supervising, controlling, and planning the day-to-day activities of the apartment community. They are also responsible for implementing company policies, procedures, and programs to maintain a well-managed, well-maintained building and ensure compliance with regulatory agencies and investors.

What You’ll Be Doing
- Screens, hires, trains, and supports new personnel
- Supports staff in creating a harmonious environment
- Handles administrative processes such as performance evaluations, salary reviews, time sheets, change of status forms, etc.
- Determines transitions and promotions for on-site personnel
- Fills out reports regarding work-related injuries
- Maintains accurate records of community transactions and submits them on a timely basis
- Prepares annual budgets and income projections
- Ensures timely collection, posting, and depositing of rents and late fees/check charges
- Reviews, codes, and approves invoices for payments
- Makes daily bank deposits
- Ensures the property is fully occupied
- Utilizes marketing strategies to secure prospective residents
- Monitors leasing practices for compliance with federal, state, and local law
- Ensures credit and criminal reports are obtained for all prospective residents and that company policies and standards regarding income and prior rental history are met
- Prepares, processes, and signs all leases and related forms or supervises others in doing so
- Collects rents, late charges, handles delinquent accounts, or supervises others in doing so
- Aggressively pursues lease renewals
- Sends notices at least 45 days before expiration
- Supervises leasing employees, ensuring good closing techniques
- Handles evictions and landlord liens
- Maintains resident files, including move-in sheets, move-out notices, security dispositions, and warnings
- Maintains a clean, safe, and well-maintained community
- Maintains immediate response to maintenance requests, notifying residents of delays
- Maintains common areas
- Maintains key control coding for all units and areas
- Handles emergencies
- Reports accidents and emergency situations to the Regional Community Supervisor immediately and prepares all proper reports
- Supervises outside contractors working on the property
- Prepares the property for code inspections, mortgage inspections, and other inspections as directed by the Regional Community Supervisor
- Reports any violations of company policy by employees to the Regional Community Supervisor
- Develops and enforces community policies and rules
Requirements
- Minimum of 3+ years of property management experience
- Ability to apply logical thinking principles to define problems, collect data, establish facts, draw conclusions, and initiate appropriate courses of action
- Strong verbal and written communication skills in English to interact with team members, residents, vendors, and other stakeholders
- Bilingual in Spanish is a plus
- Achieve Fair Housing certification before interacting with prospects or residents
- Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications
- Knowledge of OSHA laws and regulations
- Ability to work evenings and weekends
- Presents self in a neat, clean, and professional manner throughout the workday and/or whenever present in the community
- Complies with expectations as demonstrated in the Employee Handbook
- Successfully passes a drug test
- College degree preferred
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
