Community Manager (Lease-Up)- Avanza at Hyde Park

About the role
As a Leasing Consultant at Encore Bishop Heights, you will play a key role in an exciting lease-up phase, helping to establish the community’s presence in the market while driving occupancy, revenue, and resident retention. You will execute the property’s marketing, leasing, event, and renewal strategies by delivering an exceptional living experience—from the first tour through long-term residency. Serving as the first point of contact for prospective residents, you will guide them through the leasing process with professionalism, enthusiasm, and a strong understanding of the lifestyle and vision being brought to life at Encore Bishop Heights. Beyond leasing, you will actively contribute to building a vibrant, connected community by supporting and executing engaging events, creating meaningful relationships, and helping shape a welcoming resident experience during this critical growth phase.
Responsibilities
- Perform all sales and leasing activities to achieve the property’s revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, credit screening, criminal background checks, preparing leases, and ensuring smooth resident move-ins.
- Collect and record pertinent information from prospective residents at move-in.
- Stay informed about current market and competitor conditions; develop and implement short- and long-term marketing plans to sustain occupancy.
- Design and execute marketing activities and events to drive traffic to the property, including resident referral programs, employer outreach, and internet marketing tools.
- Use on-site property management software to track apartment availability, record leasing activities, manage resident and prospect data, and analyze critical demographic information.
- Ensure the property and show units meet company standards for show quality by inspecting tour paths, communicating maintenance needs, and merchandising show units and amenities.
- Follow up with prospects and new residents within 24 hours to ensure satisfaction and document all follow-ups during the sales process.
- Execute the property’s lease renewal program by preparing renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
- Respond quickly and courteously to resident and client concerns, taking prompt action to solve problems or document requests.
- Demonstrate customer service skills by treating residents, prospects, and guests with respect and addressing complaints sensitively.
- Attend community and networking events, align with local associations, and participate in outreach marketing to drive traffic and generate new business leads.
- Complete financial, administrative, and other reports as assigned.
- Assist the Lifestyle Coordinator with event setup as required.
Requirements
- High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.
- 1-3 years of relevant experience in sales, marketing, internet, and customer service.
- Demonstrated ability to read, write, and communicate effectively to comprehend legal documents, sell apartment features, and answer questions.
- Mathematical skills necessary to process sales conversions.
- Ability to apply sales skills, including generating leads, conducting presentations, qualifying prospects, and closing sales.
- Valid driver’s license to drive a golf cart on property.
- Proficiency in word processing, spreadsheet, property management applications, and database management programs.
- Proficiency in using the internet for marketing, advertising, and sales-related tasks.
- Ability to adapt sales messages to specific markets and professionals.
Physical Demands
- Work in an office environment with frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant or hazardous.
- Ability to physically access all exterior and interior parts of the property and amenities.
- Ability to push, pull, lift, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- Ability to stand for extended periods of time.
- Routine, local travel may be required for business meetings, market research, or other job-related tasks.

Pay
Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location. In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
