About the Role

Dominium is helping tackle the affordable housing crisis and we’re looking for motivated candidates to join our team and advance our mission. We are currently seeking a Community Manager to join our team at Fulton Pointe, a 160-unit apartment community in East Point, GA.

Manages property (or properties) for stakeholders by maximizing occupancy, collections, physical appearance, resident retention, and compliance. Establishes and maintains a pleasant atmosphere and relations with the residents while ensuring day-to-day operations run smoothly.

Responsibilities

  • Maintains daily operations, including caretaking, housekeeping, grounds keeping, and light maintenance to ensure physical curb appeal and cleanliness.
  • Acts as a liaison between corporate staff and on-site management/maintenance personnel.
  • Meets with staff to discuss occupancy goals, renewals, and projections.
  • Prepares and conducts orientation, training, and performance reviews for employees; makes recommendations for salary increases and advancement.
  • Hires and terminates employees in accordance with company policy, federal, and state laws.
  • Maintains employee records for attendance, PTO, and performance management.
  • Works with residents to establish good communication, retention programs, and resolves issues fairly and timely.
  • Follows Dominium purchase order and purchasing procedures; adheres to company accounting directives and established budget.
  • Collects rent and all monies due on the first of the month; maintains thorough collection procedures, including door-to-door follow-ups.
  • Handles move-ins and move-outs, including unit inspection checklists and maximizing chargebacks.
  • Processes applicant files for screening in accordance with designated housing programs (Section 8, Vouchers, Section 236, Section 42, Bonds, 4D, etc.).
  • Reports accidents and emergency situations immediately; addresses and corrects audit findings within designated time frames.
  • Maintains and documents all community records, files, and reports in the property management database.
  • Conducts monthly safety meetings with staff.
  • Responds to internet leads, reviews traffic reports, closing ratios, renewal opportunities, and guest card follow-up procedures.
  • Reviews and signs all lease agreements; partners with corporate Marketing as needed.
  • Ensures maintenance requests are handled promptly and efficiently; inspects property regularly for improvements and deficiencies.
  • Supervises outside contractors or vendors to ensure quality workmanship and contract compliance.
  • Enforces company policies, including the Employee Handbook, Operations Policy and Procedure Manual, and compliance-related procedures (Section 42, Section 8, etc.).
  • Stays current on federal, state, and local laws and regulations related to property management and resident needs.
  • Performs other duties as assigned by the Area/Regional Manager.

Supervisory Responsibilities

  • Supervises all site personnel; trains and assigns work to staff members or contract vendors.
  • Establishes schedules and assigns personnel needed to properly manage and maintain the community.

Requirements

  • 2-year degree (4-year degree preferred) in a related field or equivalent combinations of education and experience.
  • Accredited Residential Manager (ARM), Certified Occupancy Specialist (COS), Resident Apartment Manager (RAM), or similar designation preferred.
  • Three years of multifamily property management experience required; tax credit experience preferred.
  • Accounting and administrative background preferred.
  • Proficient in MS Office Suite (Word, Excel, Outlook); Yardi experience preferred.
  • Strong verbal and written communication skills (English); ability to speak in front of groups. A second language is a plus.
  • Reliable with exceptional time management and organizational skills.
  • Able to think independently, work with minimal supervision, and coach, mentor, and manage others.
