Community Manager - Central Island Square Apartments

About the role

As the Community Manager, you will manage this asset with 313 apartment-homes to increase profitability through day-to-day operational and financial management as well as overall resident satisfaction.

Responsibilities

• Prepares and maintains the revenue, expenses, physical and economic occupancy in accordance with the budget and projections.
• Manages community inspections in accordance with CRC requirements.
• Successfully manages renewals for resident retention and rent growth goals.
• Assists with coaching and developing all team members.
• Reports on traffic and market trends to capture reasons for leasing and any objections, which will result in regular pricing recommendations.
• Manages marketing efforts throughout the year to assist in traffic generation and building relationships in the market.
• Handles delinquency management.
• Ensures make readies are complete to continue delivering a quality product in a timely fashion.
• Works directly with Regional Manager and Asset Management to report on the state of the community, market, and financial performance and makes necessary recommendations.
• Demonstrates strong organizational, multi-tasking, and problem-solving skills.

Requirements

• Minimum of 2 years experience as Community Manager preferred; 5 years industry experience required.
• Yardi experience preferred; industry designations are helpful.
• Solid financial reporting skills and ability to effectively read and interpret a budget, variance reporting, final account statements, and delinquency management.
• Knowledge of federal, state, and local laws and regulations concerning the multifamily industry.
• Strong organization skills, follow-up, attention to detail, and ability to multitask.
