About the role
This role manages the day-to-day operations of an assigned property, including managing team members, daily activities, and resources to achieve established budgeted financial and operational goals. The position ensures compliance with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.
Responsibilities
- Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports.
- Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
- Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, and coding charges to appropriate Chart of Account codes.
- Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fund.
- Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducting periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable.
- Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
- Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner and taking appropriate action to resolve service issues.
- Ensures the property’s maintenance team complies with the Company’s standards for responding to and completing resident service requests.
- Conducts regular property inspections and takes appropriate actions to ensure the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance.
- Supervises property staff by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
- Assists in managing the client/owner relationship by meeting with owners, conducting property tours, providing updates on property performance, and responding to owner requests.
- Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or necessary.
- For California: Manages the lease process using the California-specific Lease File Checklist to ensure all lease documents are complete, compliant, and consistently organized.
Requirements
- Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field.
- 4-6 years minimum of relevant experience demonstrating property management, sales, marketing, and customer service background sufficient to manage the day-to-day operation of an apartment community.
- Ability to manage multiple priorities in a fast-paced environment.
- Excellent communication, conflict resolution, and customer service skills.
- Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a collaborative team member.
- Must have all licenses and/or certifications as required by State and Local jurisdictions.
- Valid driver’s license to drive a golf cart on property; must ensure all other on-site staff with access to the golf cart also have a valid driver’s license.
- Proficiency in Internet, word processing, spreadsheet, and database management programs.
- Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite).
- Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists.
Travel / Physical Demands
- Work in an office environment with frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
- Must be able to physically access all exterior and interior parts of the property and amenities.
- Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
- Routine, local travel may be required to make bank deposits, attend training classes and outreach events, or for other job-related responsibilities.
Pay
The salary range for this role is $88,000 - $98,000.
