About the role
We are seeking an experienced Community Manager for our 64-unit community in Sunset Vine Tower, Los Angeles. This role is ideal for someone looking to grow their career with a leading real estate firm in a prime location.
Responsibilities
- Oversee the overall supervision and performance of the property.
- Hire, train, and develop a competent team.
- Manage daily operations, including reviewing rent recommendations to maximize income.
- Collect rents, implement delinquent rent procedures, and ensure resident insurance compliance.
- Adhere to resident screening criteria and retention policies.
- Complete weekly and monthly reports accurately and on time.
- Approve invoices and ensure timely data input.
- Review and analyze monthly performance, complete variance reports, and initiate annual budgets and forecasts.
- Identify market challenges, educate staff on competitors, and create effective marketing plans.
- Routinely bid out recurring contract work (e.g., unit cleaning, painting, landscaping) to ensure quality and cost-effectiveness.
- Confirm contractor insurance and lien waiver compliance.
- Monitor contractor performance for quality and timeliness.
- Implement OSHA and other safety procedures, conduct routine safety meetings, and maintain up-to-date MSDS information.
- Identify potential repairs or capital projects with the maintenance supervisor.
- Maintain curb appeal to corporate standards and address risk management issues.
- Follow and implement company handbooks, policy manuals, and other governing documents.
Requirements
- 4+ years of experience as a Community Manager for properties with 250+ units.
- Strong problem-solving, interpersonal, and communication skills.
- Proven leadership and supervisory abilities.
- Excellent sales skills.
- Ability to read, analyze, and interpret business periodicals, and write reports and correspondence.
- Proficiency in calculating figures such as discounts, interest, commissions, proportions, percentages, and basic math concepts.
- Ability to solve practical problems in situations with limited standardization.
- Knowledge of property-level operations software, Microsoft Outlook, Excel, and Word.
Pay
$95,000–$98,000 annually.
