About the Role
Sares Regis Group is seeking an experienced Community Manager for our 142-unit community, Casa Estilo, in Chula Vista, CA. This is an on-site living position requiring residence at the property. The role involves overall supervision and performance of the property, including team leadership, operational management, and strategic planning.

Monday - Friday, 9:00 AM - 6:00 PM
Responsibilities
- Hire, train, and develop a competent team.
- Manage daily operations, including rent recommendations, income maximization, and resident compliance procedures.
- Collect rents, implement delinquent rent procedures, and ensure resident insurance compliance.
- Adhere to screening criteria and resident retention policies.
- Complete weekly and monthly reports accurately and timely.
- Approve invoices and ensure accurate data input.
- Review and analyze monthly performance; prepare variance reports, annual budgets, and forecasts.
- Identify market challenges, educate staff on competitors, and create effective marketing plans.
- Bid out recurring contract work (e.g., unit cleaning, painting, landscaping) to ensure quality and cost-effectiveness.
- Monitor contractor performance, insurance compliance, and lien waiver requirements.
- Implement OSHA and safety procedures, conduct routine safety meetings, and maintain up-to-date MSDS information.
- Identify potential repairs or capital projects with the maintenance supervisor; maintain curb appeal standards.
- Address risk management issues and ensure compliance with company handbooks, policy manuals, and governing documents.
Requirements
- 2+ years of experience as a Community Manager for a property with 120+ units.
- Excellent problem-solving, interpersonal, communication, and leadership skills.
- Strong sales skills and ability to read, analyze, and interpret business periodicals.
- Proficiency in writing reports and business correspondence.
- Ability to perform calculations such as discounts, interest, commissions, proportions, percentages, and basic math concepts.
- Experience with property operations software, Outlook, Internet software, Excel, and Word.
Pay
$75,000 - $81,000 annually, with potential bonuses and renewal compensation.
