Community Manager

About the role
Responsible for the overall management of the property at our Mainline community in Fredericksburg, VA. Key responsibilities include maximizing rental income, maintaining physical operations, ensuring financial efficiency, and providing residents with a clean, safe, comfortable, and attractive living environment. This is an essential, full-time, exempt position requiring consistent attendance to support effective workflow and team communication.
Responsibilities
- Abide by Fair Housing Laws.
- Actively participate in leasing while striving for quality residency.
- Oversee financial activities, including banking duties and rent collection.
- Issue 5-day eviction notices as needed.
- Troubleshoot resident problems and encourage lease renewals.
- Inspect property to ensure quality and safety.
- Prioritize and supervise the work of on-site personnel, including hiring and discipline.
- Supervise security functions for resident protection.
- Foster positive resident relations through communication and actions.
- Oversee preparation of financial reports and annual budget.
- Act as liaison with outside contractors and ensure timely building repairs.
- Attend scheduled corporate meetings and approve/submit invoices.
- Schedule property improvements and prepare maintenance orders.
- Supervise pool personnel.
- Perform other duties as assigned.
Requirements
- High School Diploma or GED.
- Prior supervisory experience in a customer service environment (preferred).
- Current Fair Housing Certification.
- Valid Driver’s License (if operating a vehicle).
Preferred Qualifications
- Advanced college courses in management, public relations, or accounting.
- At least two years of property management experience in a customer service environment.
Physical Demands
- Ability to perform activities such as typing, walking, bending, stooping, reaching, climbing stairs, or standing for extended periods.
- Ability to lift and move up to 50 lbs.
Schedule
Hours align with community operating hours. Weekend work may be required as necessary.
