Responsibilities
- Direct all day-to-day operations of a 500-unit apartment community.
- Lead, coach, and develop the leasing, maintenance, and administrative teams.
- Drive occupancy, resident retention, and revenue growth.
- Manage rent collections, delinquency, and lease enforcement.
- Prepare and manage annual operating budgets.
- Analyze monthly financial reports and implement strategies to improve NOI.
- Ensure compliance with Fair Housing, local, state, and federal regulations.
- Oversee capital improvement projects, unit renovations, and preventive maintenance.
- Conduct regular property inspections to maintain curb appeal and asset quality.
- Build positive relationships with residents while resolving concerns professionally.
- Monitor market conditions and recommend pricing and marketing strategies.
- Cook up with vendors, contractors, and ownership.
Qualifications
- Minimum 5 years of multifamily property management experience.
- Experience managing 300+ unit communities preferred.
- Proven success leading high-performing teams.
- Strong budgeting and financial reporting experience.
- Knowledge of Fair Housing and landlord-tenant laws.
- Experience with property management software (Yardi, OneSite, ResMan, Entrata, RealPage, or similar).
- Excellent communication, organization, and problem-solving skills.
- Ability to thrive in a fast-paced environment.
- PREFERRED: CAM (Certified Apartment Manager) designation, experience with value-add or repositioning communities, affordable housing or mixed-income experience.
