Responsibilities

Resident Relations + Customer Service

  • Ensure a positive resident experience throughout the entire life-cycle, from move-in to move-out.
  • Implement systems for addressing resident complaints with immediate acknowledgment and prompt action.
  • Serve as an advocate for residents by communicating concerns to senior leadership.
  • Act as a resource center for residents on issues affecting their community-living experience.
  • Organize resident events and retention programs.
  • Refer residents to appropriate services and agencies for assistance.
  • Maintain secure, confidential resident files.

Fiduciary

  • Monitor the financial health of the community by regularly reviewing budgets.
  • Drive financial growth through marketing, leasing, and additional revenue streams.
  • Manage budgets, rent rolls, projections, and occupancy goals.
  • Implement systems to achieve 0% rent delinquency.
  • Prepare and produce accurate and timely monthly reports and financials.
  • Collaborate with the Regional Manager to prepare the Property Annual Operating Budget.
  • Prepare and submit subsidy vouchers (when applicable).
  • Oversee large capital projects and coordinate between departments.

Staff Leadership

  • Challenge team members to achieve higher performance through clear goal-setting.
  • Coordinate and oversee on-site operations, including budget implementation, compliance, vendor relationships, rent collections, and accounts payable.
  • Promote high-performing teams through feedback, training, and development.
  • Foster collaboration, inclusivity, trust, and transparency.
  • Ensure active communication with residents, community partners, agencies, owners, and team members.
  • Assess employee performance through feedback and reviews.
  • Recognize high-performing team members and address poor performance with clear expectations.
  • Respond to team member concerns, maintenance issues, resident problems, security breaches, and emergencies.
  • Create and supervise staff schedules for operational efficiency.
  • Maintain immaculate curb appeal at all times.

Adherence to Property Management Rules, Regulations, and Guidelines

  • Conduct business in accordance with company policies, Fair Housing, ADA, and all relevant laws.
  • Meet compliance and eligibility requirements for local, state, and federal agencies.
  • Follow procedures outlined in employee and management handbooks.
  • Address potential housing violations and liability concerns.
  • Seek approval and guidance from the Regional Manager within specified parameters.

Requirements

  • 5-7 years of experience in the property management industry.
  • 2+ years of experience as a community/property manager.
  • Demonstrated ability to diffuse and respond to resident concerns without escalation.
  • Proven effective and efficient leadership experience.
  • Knowledge of LIHTC and Tax Credit qualifications.
  • Strong interpersonal, verbal, and written communication skills.
  • Ability to interact effectively with senior executives.
  • Ability to work well under time and other constraints.
  • Professional presentation and appearance.
  • Familiarity with Microsoft Office (Word, Excel, PowerPoint), internet, and email.

Physical Demands & Working Conditions

  • Classified as essential staff; expected to report to work and adhere to safety protocols.
  • Frequent sitting and walking.
  • Travel within the region and to other business offices/events via airline, train, or automobile.
  • Repetitive use of computer, keyboard, mouse, and phone.
  • Reading, comprehending, writing, performing calculations, and verbal communication.
  • May work in elevated sites or walk on uneven ground.
  • Occasional squatting, bending, twisting, pushing, and pulling.

Pay

Compensation Range: $33 - $36 USD per hour.
