About the role

The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. You will ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Responsibilities

  • Personnel Management
    • Regular/daily onsite attendance is required
    • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
    • Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks
    • Complete weekly/daily office and maintenance staff schedules and assignments
    • Address performance problems; document, communicate with direct supervisor and HR, and terminate when necessary
    • Promote harmony and quality job performance through support and effective leadership
    • Ensure staff compliance with Company policies and procedures
  • Financial Management
    • Achieve the highest possible net operating income through cost control and revenue/leasing improvement; identify trends and recommend strategies
    • Develop yearly operating budgets/forecasts
    • Monitor timely receipt and reconciliation of deposits, rent collections, and charges
    • Ensure timely receipt, reconciliation, and coding of all vendor invoices
    • Complete property closeout on time and ensure accuracy of ownership financial reports
  • Strategic Leasing Management
    • Develop yearly marketing plan and utilize marketing strategies and systems
    • Ensure effective staff leasing techniques, follow-up procedures, and accurate lease documentation/reporting
    • Address resident complaints, concerns, and requests to ensure satisfaction
    • Develop and implement resident retention programs (e.g., resident functions, promotions, newsletters)
    • Effectively show, lease, and move in prospective residents
  • Administrative & Maintenance Management
    • Ensure all administrative and leasing reporting is accurate, complete, and submitted on time
    • Head the emergency team for the property; ensure proper response and handling of emergencies within company guidelines
    • Manage customer service and monitor service request turnaround and maintenance responsiveness
    • Maintain property appearance and ensure timely completion of repairs through regular inspections
    • Plan and utilize property resources, equipment, and supplies economically (e.g., obtaining bids from vendors)
    • Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry
  • One to two years of related experience and/or training, or equivalent combination of education and experience
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements
  • Reliable transportation due to emergency on-call requirement

Physical Requirements

  • Regularly required to communicate, repeat motions (wrists, hands, fingers), assess work accuracy, and work overtime, weekends, and nights (emergencies)
  • Frequently required to remain stationary (standing/sitting for prolonged periods) and move about to accomplish tasks
  • Occasionally required to:
    • Ascend/descend ladders, stairs, scaffolding, ramps, or step stools
    • Move into different positions in tight/confined spaces
    • Work in overhead positions and reach/adjust/move objects up to 25 lbs
    • Lift and place objects up to 25 lbs
    • Operate machinery, power tools, motor vehicles, or golf carts
    • Identify and inspect objects
    • Work in extreme temperatures (low/high)
    • Work outdoors in precipitation and wind
    • Work in small/enclosed spaces
    • Traverse flat and non-flat terrain
    • Be exposed to hazardous chemicals

Pay

Compensation decisions consider skill set, background, training, and certifications. The salary range for this role is $90,000 to $96,000 per year. The employment offer includes additional compensation such as benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission/performance bonuses when applicable.
